The Role:

The Regional Manager will report directly to Mainstreet's VP Operations. They will be expected to work alongside Assistant COO and our Operation Teams across Canada, with respect to facilitating the implementation of our next phase of expansion and development. Based in Calgary this role is critical to the growth plans of our Company.

The Candidate:

The ideal candidate will have a minimum of 5 years' experience in an Executive/ Senior Operations role in either Multi-Family Residential Property Management or the Hospitality Industry. They must have managed over 2500 units, managing large teams. We would like you to provide examples of your proven excellent leadership, management and interpersonal skills.

Duties & Responsibilities:This role requires a combination of strong leadership skills, financial acumen, operational expertise, and a customer-centric approach to effectively manage the dynamic needs of a multifamily residential portfolio

Leadership & Team Management
  • Supervise and mentor Area Managers to ensure operational excellence
  • Recruit, train, and evaluate team members to build a strong and cohesive management team, while fostering a culture of accountability, collaboration, and high performance.

  • Portfolio Management
  • Oversee the performance of a portfolio of multifamily residential properties to meet or exceed financial and operational goals.
  • Develop and implement strategic plans to optimize property performance, including rent collection, occupancy, expense control an d revenue enhancement
  • Conduct regular property inspections to ensure compliance with company standards, safety regulations, and maintenance schedules.

  • Financial Oversight
  • Prepare and manage operating budgets for assigned properties, analyzing variances and recommending corrective actions.
  • Monitor rent collections, delinquencies, and financial performance metrics to ensure profitability.

  • Resident Relations & Customer Service
  • Ensure resident satisfaction through the delivery of high-quality customer service and well-maintained properties.
  • Address escalated resident issues or disputes promptly and professionally.
  • Oversee resident retention strategies to minimize vacancies and turnover.

  • Operational Excellence
  • Implement and enforce company policies, procedures, and best practices across the portfolio.
  • Ensure properties adhere to local regulations, including building codes, safety standards, and RTA laws.
  • Coordinate with vendors and contractors to negotiate contracts and oversee major repairs, capital projects, and renovations.

  • Market Analysis & Leasing
  • Monitor market trends to evaluate pricing, marketing strategies, and leasing requirements as needed.
  • Review marketing campaigns and leasing activities to maintain strong occupancy levels.
  • Collaborate with the marketing team to develop strategies for resident acquisition and retention.

  • Growth & Development

  • Assist with acquisition, and repositioning of properties within the portfolio.

  • Act as a liaison between corporate leadership and on-site teams, ensuring alignment with company goals and initiatives.
