This is a manager-level position with The Starling central utility plant (CUP) that will operate and manage the central plant that provides chilled water, hot water, and emergency backup generation services to The Starling Hotel and in some cases, to third-party customers. The position will be part of The Starling's Engineering team and will develop and leverage best practices related to CUP operations. This position has responsibility for staffing, departmental budgeting, preventative and corrective maintenance, special projects, facility capital planning, customer relationships, and operations for The Starling central utility plant. This position will report directly to the Director of Engineering.

Responsibilities

  • Oversee the safe and reliable operations and maintenance of The Starling's central utility plant.
  • Manage department budgets and capital investment projects and have overall profit and loss responsibility.
  • Develop special-project budget estimates and timelines to be communicated to the Director of Engineering.
  • Possess strong troubleshooting skills for assets typically utilized for central plant operations, emergency generator power supply systems, plumbing supply/waste systems, HVAC, and electric/electronic systems.
  • Ensure complete compliance with all regulating entities affecting the field of work including, but not limited to, the Fire Department, Building Department, etc.
  • Manage contractors for all outsourced services to ensure a high level of execution; compliance with any laws, codes, or standards; maintenance of warranties; efficiency of performed services; and alignment with budgeted commitments.
  • Develop and maintain service standards for the Central Plant operations and maintenance as well as exceptional inter-departmental collaboration, communication, and support.
  • Conduct meetings on a regular basis to review operations and maintenance practices, efficient Central Plant operations, and safety programs.
  • Ensures Central Plant operations and maintenance are being monitored, tracked, and reported to ensure optimum efficiency and reliability. Maintain and review daily logs and paperwork to make sure everything in the Central Plant is being maintained properly, readings are being taken, and blowdowns and softener regeneration are taking place.
  • Leverage building management and maintenance management system data to drive continuous improvement in processes and efficiency; to ensure optimum staffing; to manage inventory; to minimize variable costs and life-cycle costs while maintaining Central Plant reliability; and to understand the tradeoffs between ongoing repair and maintenance versus capital investment.
  • Maintain a Central Plant emergency response plan with thoroughly trained and prepared staff and standby services that are ready if primary Central Plant services are interrupted.
  • Possesses strong computer abilities using basic Microsoft Office programs, maintenance management programs and building automation systems.

Qualifications: Minimum Candidate Requirements

  • Prior Central Plant operations, maintenance and management experience (minimum 5 years).
  • Building automation system and Central Plant troubleshooting experience required.
  • Strong computer skills (Microsoft Office products)
  • Good communication skills (oral and written)
  • Retro-commissioning experience a plus
  • Engineering or similar degree a plus
