  • The Superintendent has the overall schedule responsibility and operational success of a project to meet the overall project goals.
  • Responsible for the project team members' overall performance, under their leadership, throughout the project duration.
  • Support the Client Executive in project pursuits.
  • Play a key role in RFP responses and interviews.
  • Generate Client & A/E relationships.
  • Support the preconstruction effort through GMP.

Requirements
  • In conjunction with the project team, this position guides, expedites, and administers the work to organize and maintain the project schedule, quality, and safety, while meeting budget and diversity standards.
  • Understanding that the Senior Project Manager / Project Manager and Senior Superintendent / Superintendent work as an integrated team to collectively manage the schedule, the Superintendent takes the lead on schedule, quality, safety, and logistics while the Senior Project Manager / Project Manager take the lead on the financials, technical resolution, and diversity with a common emphasis on safety.
  • Maintain Client and A/E relationships throughout Project Cycle and beyond.
  • Lead / assist in the resolution of most all project issues and work with the Sr. Project Manager, Project Manager and/or Client Executive on major project issues.
  • Coordination and scheduling of activities and management of staff.
  • Assist in the development of the Operations Report.
  • Develops, clearly communicates and executes good work plans
  • Read specifications and documents to determine construction requirements or to plan procedures utilizing proper building techniques
  • Lead / assist in the development of all subcontractor scope outlines and support project team through scope review meetings
  • Verify existing project conditions and build into schedule, logistics and scope.
  • Understand and enforce each trade subcontractor's agreement implementing boiler plate language.
  • Monitor material management/deliveries per schedule and compliance with submittals.
  • Acquire and manage all building permits, regulatory prerequisites and coordinate required inspections.
  • Ability to coordinate, interact and/or direct field labor, subcontractors, vendors, clients, and architects.
  • Prepare, maintain, and execute construction schedule with ability to develop and maintain a two/four week look ahead.
  • Monitor the process for MEP coordination drawings.
  • Monthly verification of Subcontractor as-built drawings and documents.
  • Develop strategies to incorporate project safety plan into schedule, logistics and scope working with the Director of Safety and assigned Safety Managers.
  • Record and maintain daily reports to include information such as personnel, production, project logs, and operational data.
  • Assist in the development and overall execution of the Quality Management Program.
  • Assist in the development and overall execution of the Diversity, Equity, and Inclusion Program.
  • Documenting workforce production rates by trade and addressing issues that influence schedule.
  • Assist Project Manager with Cost Management to include AIA Monthly Requisitions for Owner and Subcontractor, Allowances, Contingencies, Options, cost reports, Projections, maintenance, and cost coding of labor.
  • Coordinate weekly foremen meetings and participate in subcontractor meetings.
  • Obtain and record safety compliance documents from subcontractors while assisting Site Safety Manager with coordination and compliance.
