JOB OVERVIEW:

The ReaI Estate Senior Accountant is able to handle all aspects of 8-10 real estate assets within the REIT portfolio with the supervision and review of an Accounting Manager or Assistant Controller.

ESSENTIAL JOB FUNCTIONS:

Review, manage, and supervise property manager accounting to ensure that a complete and accurate accounting package is being received from the field. Such review should evaluate among other things, the validity/completeness and proper treatment of accruals, cash receipts and disbursements, capital expenditures, and reserves. Tasks included in this review should include a scanning of the financial statements for unusual items, a review of bank reconciliations, top level reasonableness tests of revenues and major expenses, and a review of unusual fluctuations from quarter to quarter.

Perform a review of all new leases for pertinent financial lease information for straight-line rent purposes by using internal checklist to audit lease, total potential rent, test calculation of effective rent as set up in MRI to lease document. In addition, review for any lease incentive considerations.

Interface and coordinate with portfolio managers, asset managers, property managers and other in-house personnel to facilitate the asset management process. Examples would be, preparation of monthly internal report, preparation of monthly actuals for use by analysts in APR's, special requests for information for maintenance of various internal databases, research into specific tenant issues or capital expenditures, etc.

Review and approve weekly capital funding requests and ensure cash is available and capital funding wire is sent on a timely basis.

Review Delinquency Aging report and follow-up on outstanding items.

Ability to organize, prioritize and manage multiple tasks in a fast-paced environment. Exercise good time management and possess a high degree of accuracy.

Prepare general journal entries as needed

Assistance in providing information for year-end audit or internal audit requests.

  • For certain roles may include other top-level functions such as flux analysis, top level reasonableness tests, fixed asset or other account balance reconciliations, or assistance with handling of certain aspects of financing i.e. principal pay downs analysis, debt covenant reviews, reporting requirements to lenders, ensure cash availability for debt service payments to be made in a timely manner, prepare supporting journal entries and monthly close schedules.

QUALIFICATIONS:

Education/Certifications:

Bachelor's Degree

Essential:

Minimum of 3 years public accounting experience in real estate or minimum of 5 years of private experience in office and industrial properties

SKILLS:

Team player

Computer literate.

Good writing, analytical and problem-solving skills.

Ability to communicate effectively.
