The Assessor's office is looking for a multi-faceted professional who loves details! The Auditor-Appraiser III position in our Marine, Aircraft, and Business Property Division will handle a variety of appraisal duties which will include:
  • Examines and audits accounting records, financial records, tax returns and other business records in connection with appraisal of businesses personal property for tax assessment purposes.
  • Analyzes information and determines the accurate valuation of business property; adjusts the original cost of equipment and fixtures to reflect changes in price levels and depreciation.
  • Analyzes depreciation reserves and fixed asset accounts to determine accurate property values depreciation and when the depreciation reserves are appropriate for valuation purposes.
  • May collect cost and value data for the preparation of appraisal guides.
  • Analyzes and evaluates personal property such as boats and aircraft business equipment, and mining claims.
  • Evaluates mining claims and assets; performs real property appraisal work when assigned.
  • Performing possessory interests valuations and conducting real property appraisals as assigned.
  • Providing explanation and mentorship on assessment procedures, methods, and tax laws to property owners and the public.
  • Analyzes, prepares, and defends appraisals before the Assessment Appeals Board.
  • Assists with reviewing and updating assessment rolls; determines and prepares roll corrections when necessary.

Ideal for candidates with a bachelor's degree in accounting or related field and a valid Advanced Appraiser certificate issued by the California State Board of Equalization.

Education and Experience Required

Minimum Qualifications:
Level I:
Equivalent to a Bachelor's degree from an accredited college or university, with major coursework in accounting or related field, with a minimum of 18 units of accounting and auditing coursework from an accredited college or university.
Additional qualifying experience may be substituted for the required education on a year-for-year basis for a maximum of two years.
Level II (in addition to the above):
Two years of experience in performing personal or business property appraisal equivalent to the Auditor-Appraiser I with the County of Nevada.
Level III (in addition to the above):
Two years of experience in performing personal or business property appraisal equivalent to the Auditor-Appraiser II with the County of Nevada.
Required Certificates:
1) Possession of a valid appraiser's certificate issued by the California State Board of Equalization
2) Certification by the California State Board of Equalization to perform Section 469 audits.
3) Possession of a valid certificate as an Advanced Appraiser issued by the California State Board of Equalization.
