POSITION SUMMARY:
Responsible for planning, coordinating, overseeing, and directing multiple new store construction projects from start to finish. Negotiate contracts with external vendors to reach profitable agreements. Serve as the main Shopko Optical contact at each worksite in communication with subcontractors, suppliers, and government inspectors. Manage progress daily to ensure cost-effective results. Ensure compliance with all federal and state procedures, regulations, and codes. Present progress updates to Senior Leadership on a regular basis. Be highly organized, with the ability to plan and multi-task to meet specific project deadlines.
DUTIES AND RESPONSIBILITIES:
PROCESS & PROCEDURE
Attend coordination and progress meetings; make regular trips to sites during construction including bid walks, preconstruction walks, in-progress site visits, punch walks and construction closeout
Maintain and update Statement of Work (SOW) and preconstruction documents and monitor contract obligations with a goal of building relationships with reliable contractors and vendors
Work with municipalities to ensure timely approvals for permits, certificate of occupancy, and any other requirements per code
Ensure that the project is constructed and documented in accordance with contract documents and good engineering practices
Develop and maintain project cost/change controls, and project budget and accounting records
Coordinate and monitor schedule updates, invoices, and submittals
Proactively identify, mitigate, and track recurring construction issues
Handle any environmental or local community issues that may arise
Ensure adherence to all health and safety standards and report any issues
Maintain active daily engagement to ensure projects are delivered on time and within budget
NEW STORE & REMODEL CONSTRUCTION
Direct and oversee multiple construction projects from start to finish
Prepare cost estimates, budgets, and work timetables
Interpret and explain contracts and technical information to other professionals
Select general contractors and subcontractors; schedule and coordinate their activities
Collaborate with the store planning department, architects, engineers, and other construction specialists
Respond to work delays, emergencies, and other project issues
Report work progress and budget matters to Senior Leadership
Comply with legal requirements, building and safety codes and other regulations
MINIMUM KNOWLEDGE, EXPERIENCE & SKILLS REQUIREMENTS:
Bachelor's degree in Architecture, Building Science, Engineering, Construction Management or related field required
5+ years' commercial construction management experience
Project Management Professional (PMP) or an equivalent designation desired
Demonstrated leadership in managing construction of multiple new or remodeled retail outlets scheduled at the same time
Knowledge of construction methods and technologies and ability to interpret technical drawings and contracts
Ability to manage multiple projects simultaneously
Exceptional analytical, problem solving and decision-making skills
Strong planning and organizational skills
Demonstrated ability to act decisively and facilitate and implement ideas and solutions
Strong verbal and written communication skills
Experience with store design and construction
Proficiency with Federal, State and Local government rules and regulations relative to commercial construction
Proficient in Microsoft Office Suite of programs
ESSENTIAL FUNCTIONS & WORK REQUIREMENTS:
Ability to effectively communicate at all levels within the organization through written and two-way verbal communication
Able to sit or stand for extended periods of time
Able to operate various office equipment (e.g., personal computer, telephone, fax machine, copier, etc.)
Able to read and write at a high school graduate level
Able to lift 10 to 20 pounds
Able to work normal and/or extended (evenings, nights, and weekends) office hours to meet established deadlines
Able to travel independently to support Company objectives and personal development
