We are currently seeking a dedicated Contracts Manager to join our team who will contribute to the overall success of the Contracts Department by procuring and managing the industry's top sub-trades. You will need to have strong interpersonal skills with the ability to problem solve and create long and lasting relationships. You will work under the direction of the Director of Contracting & Construction Performance.

What You Will Do:
  • Compile and prepare bid documents and a list of bidders, including, inquiry preparations, requests for bids and bid-levelling recommendations for the award of the contract.
  • Negotiate contract terms with external business partners and sub-contractors.
  • Analyze potential risks involved with specific contract terms and make recommendations to the Director of Contracting.
  • Prepare construction contracts, terms conditions, and scope of work and coordinate execution.
  • Prepare feedback for the design department for design change orders, clarifications, and addenda.
  • Explain terms, scope of works, and conditions to managers and interested parties. Prepare and disseminate information to appropriate employees regarding contract status and facilitate contractor meetings.
  • Management of contractors' RFIs, and RFEs during the tender period and clarification requests.
  • Monitor contract change orders, chargebacks and credits
  • Collect, track, and retain subcontractor's insurance, WCB clearance, and sub-trad compliance forms
  • Operate in accordance with company programs, policies, and legislative requirements to ensure that OH&S standards are met
  • Pre-qualify trades by completing reference checks and work with the Director of Contracting for on-site verifications.
  • Travel to all markets of operation to source and maintain trade relations as required.
  • Upload all contracts, change orders, scopes of work and back charges biweekly to the company shared drive and notify relevant departments as required.
  • Update the finance folder on the shared network with the payment schedule according to accounts payable guidelines.
  • Submit monthly office supply requisition forms to ensure departmental productivity and functionality.
  • Track and control drawing revisions during the tender period.
  • Assist in preparing sales turnover documentation, including warranty tracking.
  • Draft formal letters and correspondence for contractors during construction.
  • Support the project budgeting process by collaborating with estimating and purchasing on scopes, takeoffs, and monthly budget reviews.
  • Other duties as assigned by Management.

You Will Bring:

  • Minimum three years of related construction contracts experience.
  • Previous experience in drafting agreements, preparing contracts and negotiations.
  • Ability to multitask in a fast-paced and changing environment.
  • Advanced computer skills and proficiency with spreadsheets and Microsoft programs are mandatory.
  • Must maintain a customer service approach to support site teams effectively.
  • Demonstrated attention to detail and accuracy.
  • Clear understanding of construction principles, finance, budgeting, cash flow and market needs for trade lookahead planning.
  • Ability to travel occasionally to all markets of operation
  • Strong interpersonal skills and ability to build lasting relationships.
  • Advanced written and communication skills with the ability to simplify complex ideas.
