Responsibilities:
- Responsible for the overall administration, organization and implementation of complex maintenance and repair projects.
- Advises Program Manager regarding the status of facilities infrastructure (civil, electrical, and/or mechanical);
- Coordinating and running project kick-off meetings (PKOM).
- Leads team members and contractors and partake in sensitive and high visibility activities to achieve the project objectives and customer requirements.
- Expected to perform general administrative duties, maintain current project management job knowledge, and obtain appropriate certifications.
- Responsible for ensuring program and project deliverable targets are met such as meeting minutes, after action reports (AAR's) etc.
- Work with Program Manager, Work Lead and maintenance personnel to ensure work orders and preventive maintenance inspections are accomplished.
- Reviewing vendor contracts and work negotiations.
- Provide construction management oversight and survey as required for structural evaluations, electrical infrastructure (service equipment, switchgear, substations, uninterruptible power supply, panel boards, emergency generators, transformers, lighting, electrical circuits.), and Specialty Environmental Systems (Waste Water Treatment, Ultra High Purity Water) mechanical infrastructure (chillers, air handling units, fans, compressors, heaters, etc. )
- Conferring with supervisory personnel, owners, end users, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
- Meeting with customers to present proposals.
- Coordinate all commercial/utility electrical, mechanical services and outages.
- Assuring a timely completion of a project including the completion of punch-list items, the submittal of accurate as-built drawings, operation and maintenance manuals, and the completion of all training and other administrative requirements
- Assist in the development and implementation of both short- and long-term equipment capital improvement programs.
- Work with Program Manager to manage and coordinate the activities of facilities project(s). Participates in project planning, developing Statements of Work and estimates, implementation, monitoring cost, schedules, and performance, execution and managing customer expectations, potential risks, and quality assurance of all contracted activities related to mechanical, electrical, control and monitoring systems.
- Works on all aspects of building systems, energy management and the commissioning process. Applies standard engineering techniques, procedures, and criteria to meet job-specific needs. Exercises experience-appropriate judgment for less common methods or procedures to solve problems encountered on assigned tasks.
- Act as a peer reviewer for major maintenance repair projects.
- Monitor BAS, address all environmental control issues promptly.
Job Requirements:
- 5+ years active design experience, commissioning experience, understand engineering fundamentals, and field experience. Prefer experience with building assessments on mechanical systems and experience in design and construction of mechanical and specialized systems on commercial buildings.
- BS in Mechanical Engineering or closely related engineering discipline.
- Engineer in Training (EIT) required.
- Ensure adherence to OSHA, NFPA, ASHRAE, EPA and other applicable safety codes. Working knowledge of IMC, IPC and NFPA as well as ASHRAE Standards 55, 62.1 and 90.1.
- Reading and interpreting blue prints and project specifications and other relevant documents. Updates CAD drawings as necessary.
- Knowledge of design components cost efficient infrastructure systems and equipment for facilities. Must be able to plan and execute multiple technical tasks concurrently. Track record of supervising deliverables on mechanical scopes of work throughout all stages of the commissioning process.
- Knowledgeable with MS Office Suite, experience using sophisticated Project Management software, Cost software, and AUTOCAD.
- Understanding of the practical application of engineering science and technology including applying principles, techniques, procedures, and equipment to the design and production of various projects.
- Required to have hands on involvement in the daily activities of maintenance and operation of the facility coordinating and assisting in the activities of the maintenance personnel.
Desired Skills:
- PE preferred. Professional Certifications (CEM, CCP, CPMP, BEAP, LEED AP, etc.) a plus.
- Experience as lead on mechanical/ electrical projects from proposal through close out; handling estimates, contract drawings, subcontractors, contract addendum, specifications, change orders, RFI's and submittals.
- Design of HVAC systems and building automation systems.
- Previous Laboratory / Science & Technology / Health Care facilities experience.
- Experience in budget preparation and soliciting bids for outside vendors.
- Experience supervising/training personnel.
