About the Team:

Nicola Wealth Real Estate, the real estate division of Nicola Wealth based in Vancouver, BC, currently manages over $10 billion of commercial real estate in Canada and the United States. This continued growth has led to the need for an additional Asset Manager to join Nicola Wealth Real Estate's dynamic and growing team.

Purpose of the Role:

The Asset Manager will manage a diverse portfolio of properties in an organization that blends the advantages of a well-capitalized investor group with those of a smaller, more entrepreneurial and agile organization.
Core Responsibilities:
  • Manage the operational and financial performance of an assigned portfolio with a focus on income growth and creative strategies for value enhancement.
  • Develop and execute strategic annual business plans, including performance forecasts.
  • Maximize the total return of each asset through the analysis of property efficiencies and identify opportunities for improved performance.
  • Develop and implement asset repositioning strategies to enhance property value.
  • Oversee third-party property managers, review financial reports, and provide guidance on operational matters.
  • Collaborate with the in-house leasing team on marketing strategies, lease renewals, and tenant relations.
  • Monitor construction projects, review appraisals, conduct site inspections, and ensure the accuracy of financial and operational reporting.
  • Maintain strong relationships with property managers, partners, tenants, and brokers to support portfolio management.
Required Skills & Qualifications:
  • 4 - 6 years of experience in the commercial real estate industry with exposure to a combination of industrial, office, retail and multifamily properties in a fiduciary capacity.
  • Completion of Bachelor's degree or College Diploma.
  • Development experience is considered an asset.
  • Strong software applications skills (MS Word, Excel, PowerPoint and Argus); experience with SharePoint and Yardi a plus.
  • Critical thinker - asks "why" and demonstrates effective problem solving.
  • Excellent financial and analytical capabilities
  • Advanced understanding of real estate valuation methods.
  • Some travel is required. Must have a valid drivers license and access to a vehicle.
Compensation & Benefits Package:

This position comes with a base salary range of $110,000 - $140,000 plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
