The Vice President of Real Estate will lead and manage Flexential' s real estate portfolio. This role is responsible for defining the strategic real estate plan to support the Flexential business objectives and Long-Range Plan (LRP). This will include activating strategic expansions, partnering with the Design Construction and Engineering team (DCE), and the optimization of Flexential's data center facility portfolio. This is a highly impactful role requiring the candidate to work cross-functionally to plan and execute facility projects that will drive results that impact revenue and EBITDA. This role will have the chance to influence the forward-looking vision of the business and ensure our capital-efficient strategy is scalable as we grow. This individual will lead the ideation, productization, and sunsetting facilities in the Flexential portfolio. Finally, this individual must manage strategic internal relationships to develop a real estate program with scalable and consistent processes.

Key Responsibilities and Essential Job Functions
Strategic Planning and Execution
- Develop and implement the real estate strategy to support the company's growth objectives, including site acquisition, expansion and portfolio optimization.
- Alignment with Go To Market to ensure the Voice of Customer is factored into site strategy.
- Identify market trends, evaluate potential opportunities, and mitigate risks associated with real estate investments
Site Acquisition and Development
- Lead due diligence and negotiations for site purchases, development partnerships and option agreements for new data center locations
- Develop and maintain a network of key relationships, including brokers, developers, community leaders
- Collaborate with cross-functional teams (product, DCE, DCO, legal, Finance) to ensure successful project planning, permitting and development.
Portfolio Management
- Oversee management of the existing real estate portfolio, ensuring optimal use of assets and alignment with long-term strategic goals
- Mange lease negotiations, renewals and dispositions ensuring favorable terms and effective cost management
Financial Analysis and Budgeting
- Prepare and manage budgets, forecasts and financial models related to real estate investments and development projects
- Conduct due diligence and ROI analysis for potential acquisitions, JV's, and development projects
Team Leadership and Stakeholder Engagement
- Build and lead a high-performing site acquisition and real estate team, providing mentorship, strategic direction, and ensuring professional development for direct and indirect team members.
- Collaborate with internal and external stakeholders including senior management, investors, regulatory agencies and strategic partners
- Regularly report on acquisition pipeline, financial performance, and key market trends to executive leadership
Risk Management and Compliance
- Ensure all site acquisition and real estate activities comply with local, state and federal regulations
- Oversee contract management, permitting, and zoning processes, minimizing potential legal or operational risk.
Required Qualifications
Experience
- Minimum of 10 years' experience in real estate management, with at least 5 years in a senior leadership role, preferably in data centers, industrial or technology-related sectors
- Demonstrated experience in site acquisition, development negotiations and JV partnerships
- Experience with complex, multi-layered capital stacks and complex developments
Education
- Bachelor's degree in real estate, Business Administration, Finance, or related field. MBA or advanced degree preferred
Skills and Competencies
- Strong strategic and analytical thinking with the ability to develop actionable plans
- Exceptional negotiation, communication, and interpersonal skills
- Strong presentation skills with ability to effectively report regularly to the Executive team and Board of Directors.
- Proven leadership experience with the ability to inspire and manage cross-functional teams
- In-depth understanding of commercial real estate, financial modeling, and market analysis
- Ability to work effectively in a fast-paced, dynamic environment
Technical requirements
- Proficiency in real estate management software and financial modeling tools
- Familiarity with regulatory requirements and permitting processes relevant to data center development
