Description

Westward360 is looking to add a Director of Property Management to lead our growing Chicago team. If you're looking for a chance to join a company on the rise, look no further! We pride ourselves in providing the ultimate experience for our clients.

We are a leader in the Property Management industry, with locations across the map. We service condo, townhome, and homeowner associations, and provide rental management services to multi-family, single-unit, and co-op properties.

This role oversees property management and asset teams to boost asset value and streamline operations. You will ensure team alignment on owner retention and income goals, while mentoring managers to meet performance targets.

What you'll do:
  • Operational Oversight:
    Manage all aspects of property management, including owner and tenant relations, leasing, compliance, and financial oversight. Ensure properties are maintained to high standards, addressing issues promptly to minimize damage and liability. Monitor team performance, working with the Training and Development Manager to resolve issues and meet goals.
  • Strategic Leadership and Vision:
    Assist in implementing the property management division's strategy, aligning with company goals and market opportunities. Contribute to the development and execution of policies and procedures. Lead change management efforts to improve operations and adapt to market needs, focusing on creating satisfied clients. Report issues and propose solutions to upper management.
  • Team Leadership and Development:
    Lead and develop a high-performing team of property, leasing/compliance, and asset managers. Oversee recruiting, training, retention, and performance management in collaboration with the Training and Development Manager. Foster a collaborative, accountable team environment and ensure seamless operations even during absences.
  • Property Maintenance and Operations:
    Ensure properties are well-maintained, with timely responses to repair and maintenance issues. Prioritize rental income and property preservation to avoid costly damage.
  • Owner Relations:
    Maintain open communication with property owners to ensure satisfaction and build strong relationships. Share successes to demonstrate the value of management services and create 'Raving Fans' among property owners.
  • Financial Management and Performance:
    Lead financial strategy, including budgeting, forecasting, and performance analysis, to maximize profitability and asset value. Oversee financial reporting and monitor performance to meet financial goals, communicating success to property owners. Manage accuracy in financial processes.
  • Compliance and Risk Management:
    Ensure compliance with all relevant regulations and implement strategies to minimize legal risks and protect assets.
  • Business Metrics:
    Maximize profitability through effective rental income management, controlling operating expenses, and focusing on key financial indicators. Improve occupancy rates, tenant retention, and owner satisfaction. Collaborate with internal teams to optimize profitability, improve services, and set industry-leading standards. Assess the impact of training initiatives.


What you'll need:
  • Bachelor's degree in Finance, Real Estate, or a related field preferred, or equivalent experience.
  • Valid Real Estate license preferred.
  • Knowledge of financial modeling, real estate economics, and property valuation.
  • Strong leadership skills with the ability to guide and motivate a team toward achieving goals.
  • Excellent critical thinking, analytical, financial, and negotiation skills.
  • Proficient in property management software and financial reporting tools.
  • Ability to manage multiple projects and prioritize tasks effectively.
  • In-depth understanding of property management laws and regulations.
