Based in Newport Beach, California, the Construction Manager will join the Construction Management team reporting to the Associate Director, Construction, and take on responsibilities to execute the management and oversight of construction projects including resource, budget, bidding and contract management duties. The successful candidate should enjoy the autonomy and culture of working in a growing, entrepreneurial environment that is mission-driven and detail oriented.
This role is required to work in-office when not travelling due to the collaborative nature.

Essential Functions:
Execution of Capital Improvements / Spec TIs / Special Projects:
- Manage on budget and on time construction of interior and exterior improvements with minimal supervision
- Ability to think and act strategically with experience resolving construction challenges
- Create in-depth scope of work documents for all Capital Improvements
- Develop construction budgets by securing, reviewing, and approving competitive bids
- Read plans and create take-offs to create internal bids
- Solicit subcontractor and/or vendor quotes and evaluate them for scope and qualification
- Thorough project inspection to gain a deep understanding of the project requirements
- Coordinate and participate in third party property inspections
- Conduct regular meetings for projects with stakeholders and vendors
- Conduct regular site visits to projects to monitor milestones
- Thorough understanding of BKM standard operating procedures
Implement Construction Standards and Procedures:
- Maintain standardized interior and exterior design schemes and finish packages
- Supplement contractor/vendor list
- Maintain communication standards for construction team
- Understand and administer the Company's contract, insurance and lien waiver protocol
- Understand all contract documents including leases, master contracts, short and long form contracts, permits and notices
- Enforce file tree and document naming standards in construction folders
- Route documents for approval and execution, including compiling the proper backup paperwork, identifying appropriate approvals required, final distribution, filing and scanning
- Sort and file paperwork into project folders, both electronic and paper
Contractor Relationships:
- Maintain, monitor and enhance relationships with existing contractors and subcontractors
- Procure new contractors and subcontractors in every region

Travel Requirements:
- Travel to project sites & remote offices across the US 25-40%
The Qualifiers:
- 5+ years' experience as construction project manager, or similar
- 5+ years' direct experience with bidding and managing construction projects
- Degree in Project Management or Construction Management is preferred
- Proficient use of industry-standard software and communication devices and software such as email, internet, Yardi, Adobe, Microsoft Project, Excel, Word and project management software
- Excellent written and oral communication skills in a professional setting
- Strong organizational and administrative skills with a keen attention to detail
- Motivated and results-driven with strong work ethic and desire to excel/grow
- Highly resourceful team-player, with the ability to work independently in an entrepreneurial setting
