Job Title: Manager, Asset Management & Underwriting

Summary

As the Manager of Asset Management & Underwriting, you will play a pivotal role in driving Trinitas' mission to develop with purpose and passion. You will support our development and acquisition teams through thorough research, underwriting, and analysis of future real estate investment opportunities. Additionally, you will contribute to the asset management team in overseeing our diverse portfolio, including student housing, mixed-use, and multi-family projects.

What You'll Do:
Underwriting Functions

o Take charge of financial underwriting for Student Housing, Multifamily development, and acquisition opportunities, including the initial evaluation and analysis of potential investments.

o Dive deep into market research, analyze data, and perform due diligence on identified target markets and their development opportunities.

o Execute complex financial analyses and modeling, including real estate cash flow projections, valuation models, and other project investment analyses to support informed decision-making.

o Engage in capital market activities related to real estate acquisitions, ensuring alignment with our strategic goals.

o Stay ahead of the curve by researching trends in student housing, multi-family, and BFR (build-for-rent) real estate.

o Foster strong internal relationships with project executives, asset management, senior management, and other key peers throughout the project investment process.

o Be a key player and objective contributor during project assessments in Investment Committee meetings.
Asset Management Functions

o Take charge of managing our diverse real estate portfolio, including student housing, mixed-use, multi-family, and other assets, to maximize both individual asset and enterprise value.

o Support the implementation of Trinitas' approved strategies for real estate assets, including operating, refinancing, and disposition strategies.

o Assist in the reporting process, including budget and business plan preparation, debt compliance monitoring, and other recurring deliverables.

o Provide support for sale and refinance analyses, as well as lease and credit tenant analyses.

o Contribute to the preparation of quarterly internal valuations of operating properties.

o Engage in investor relations activities, helping to develop Trinitas' reputation through consistent and clear communication with internal and external partners.

o Collaborate with legal, finance, and accounting teams to ensure compliance with regulatory matters.

Who You Are:
  • Expertise in financial analysis methods as they apply to real estate underwriting.
  • Proficiency in Microsoft Excel for financial analysis and underwriting.
  • Meticulous attention to detail and thoroughness in all tasks.
  • Effective communication skills, both verbal and written, with individuals from diverse backgrounds and levels.
  • Strong time management and organizational skills.
  • Bachelor's Degree in Finance, Accounting, Real Estate, or a related field, or an equivalent combination of education and experience.
  • At least 3 years of experience in commercial real estate financial analysis.
  • Preferred experience in commercial real estate or banking.

Work Environment and Physical Demands:
  • Primarily inside work with little to no exposure to elements.
  • Ability to sit at and use a computer for long periods of time.
  • Ability to perform basic manual dexterity activities such as using a keyboard.
  • Ability to read and speak the English language fluently.
  • Ability to travel as needed.
