The Director - Leasing Strategy will be responsible for driving merchandising, lead generation, and LOI execution across a portfolio of institutional-quality retail driven assets on the West Coast, including California, Arizona and Washington. The Director - Leasing Strategy will manage landlord broker relationships and drive outperformance in pace, economics, and credit quality for budgeted lease executions. The Director - Leasing Strategy will motivate and direct brokers to driving leasing that is additive to the merchandising quality of the portfolio with acute attention to detail and timeliness. The Director - Leasing Strategy will act independently, but under the leadership of the Managing Directors. The ideal candidate is a self-starter that takes initiative and can act independently. This role will include the management of third-party brokers and a cross-functional internal team to drive property level performance. The role will also include mentorship and training of associate and senior associate team members.

The Director - Leasing Strategy will operate in a team-oriented, fast-paced, entrepreneurial, and high-performance environment, and working closely with the Asset Management, Investments and Redevelopment Teams. Duties Include:
  • Drive merchandising and execution for individual assets in a multi-property portfolio on the West Coast
  • Develop and maintain execution ready merchandising plans
  • Develop and maintain key retailer and broker relationships across the country
  • Manage relationships with landlord brokers including materials provision, deal support, and direction across all portfolio assets; ability to keep brokers on track and moving toward goals
  • Source best-in-class local and regional retailers alongside local landlord brokers
  • Build and maintain relationships with regional and local tenant representatives
  • Negotiate LOIs with new and existing tenants, review leases alongside Asset Management, maintain deal owenrship by creating lease exhibits and tracking deal progress
  • Tracking and monitoring lease expirations, lease options, and notice dates
  • Maintain cross-functional communication via regular meetings with portfolio specific Acquisitions, Redevelopment and Asset Management team members
  • Develop market rent and absorption assumptions for acquisition opportunities
  • Support marketing team with property level updates for portfolio assets such as site plan review, occupancy status and lease pipeline information
  • Maintain understanding of local market knowledge and critical market dynamics


Requirements

  • Strong knowledge of market fundamentals and leasing principles
  • Ability to negotiate LOI's
  • Proven ability to establish effective relationships with various internal and external stakeholders
  • Excellent verbal and written communication skills
  • Strong work ethic and ability to work both on a team and independently
  • Relationships with Box and Junior Box retailers

EDUCATION
  • 8-12 years of retail leasing experience, with a proven track record of successful lease negotiations and relationship management

TRAVEL
  • Ability to travel to properties, Charlotte and periodically for events


Salary Description

$150,000-$180,000 annual base + bonus
