Description:

The Preconstruction Project Manager will lead the preconstruction phase of projects, ensuring smooth collaboration across design, estimating, engineering, and procurement teams. This role is client-facing and requires strong organizational skills, proactive project management, and the ability to set clear expectations with clients and internal teams. The successful candidate will play a key role in establishing budgets, managing timelines, and supporting project managers and sales team.

Key Responsibilities

  • Lead preconstruction efforts from concept to project handoff, ensuring alignment with project objectives.
  • Develop detailed project budgets, estimates, and schedules based on scope, specifications, and stakeholder input.
  • Collaborate with architects, engineers, and consultants to refine designs and ensure constructability.
  • Act as the primary point of contact during the preconstruction phase, building strong relationships with clients, contractors, and project teams.
  • Provide clear and concise updates on progress, challenges, and changes to stakeholders.
  • Facilitate value engineering discussions to optimize project cost and efficiency.
  • Prepare accurate cost estimates, including materials, labor, equipment, and contingencies.
  • Review subcontractor and supplier bids to ensure competitiveness and compliance with project requirements.
  • Identify potential risks and develop mitigation strategies to maintain budget integrity.
  • Develop preliminary project schedules, including key milestones and critical paths.
  • Coordinate with procurement teams to secure long-lead items and critical resources.
  • Ensure seamless transition from preconstruction to construction by collaborating with project managers and field teams.
  • Ensure that all preconstruction activities comply with industry standards, codes, and regulations.
  • Conduct thorough reviews of plans and specifications to identify discrepancies or potential issues.

Qualifications/Attributes

  • A degree Construction Management, Architecture, Engineering, or a related field; equivalent work experience may be considered.
  • Experience in preconstruction, project management, or construction.
  • Proven experience in budgeting, estimating, and coordinating complex projects.
  • Strong communication and presentation skills, with the ability to manage client expectations and foster lasting relationships.
  • Knowledge of construction codes, regulations, and industry standards.
  • Strong leadership abilities with a knack for mentoring and team building.
