Position Overview

The Project Manager is responsible for planning, directing, and coordinating activities for assigned projects to ensure they are completed on time and within budget. This role involves working closely with teams, subcontractors, and clients to maintain project efficiency and customer satisfaction. Responsibilities may be performed individually or through subordinate supervisors.

Location: Seattle

Salary Range: $100 - $125k

Essential Duties & Responsibilities

Project Manager Level 1
  • Maintain and strengthen customer relationships while identifying new business opportunities.
  • Support the proposal and estimating process, including using estimating software to establish project budgets.
  • Work with leadership to review project proposals, staffing requirements, and resource allocation.
  • Enforce company safety policies and procedures on project sites.
  • Maintain and update project details in project management software, including:
    • Estimate logs
    • Labor tracking
    • Change orders
    • RFIs
    • Transmittals
    • Monthly financial reporting
    • Daily job journals
  • Update schedule of values and collaborate with the project assistant to ensure accurate billing.
  • Prepare and review submittals and shop drawings, ensuring field teams always have approved documents.
  • Manage the change order process, ensuring timely submission and negotiation.
  • Maintain daily communication with general contractors.
  • Attend required meetings.
  • Ensure all permitting requirements are met.
  • Oversee subcontractor and vendor performance and compliance.
  • Provide support to field supervision.
  • Manage the project's lien process, documenting deficiencies and protecting company rights.

  • Project Manager Level 2

    In addition to Level 1 responsibilities, Level 2 Project Managers:

    15. Generate and support the proposal and estimating process, establishing project budgets and preparing proposals.

    16. Independently review project plans, staffing needs, and resource allocation.

    17. Develop work plans and assign personnel to various project phases.

    18. Engage in contract language review and negotiations with clients.

    19. Create and manage schedules of values and oversee billing processes.

    20. Manage lien processes, ensuring all documentation and claims protect company interests.

    Project Manager Level 3

    In addition to Level 1 and Level 2 responsibilities, Level 3 Project Managers:

    21. Independently manage client relationships, secure repeat business, and oversee a team of project managers and project engineers.

    22. Lead recruitment and staffing efforts to support project demands.

    Position Qualifications
    • Education & Experience:
      • Bachelor's degree in a related field or equivalent experience (3-6 years preferred).
    • Technical Skills:
      • Proficiency in Microsoft Office Suite, project management software, estimating tools, and labor tracking systems.
    • Analytical Abilities:
      • Strong problem-solving skills and ability to interpret construction drawings and specifications.
    • Communication:
      • Fluent in English with strong written and verbal skills.
    • Mathematical Skills:
      • Ability to apply concepts such as fractions, percentages, and ratios to real-world scenarios.

    Supervisory Responsibilities
    • Project Manager Level 2 may supervise Level 1 Project Managers and all levels of Project Engineers.
    • Project Manager Level 3 may supervise Level 1 and Level 2 Project Managers, as well as all levels of Project Engineers.
