Purpose of the Role:
Reporting to the Vice President, Operations, the Property Manager - Nicola Real Estate is responsible for the planning, organizing, implementing and controlling of the day-to-day operations of the properties under management. This role ensures that properties are operating in a first-class manner and that our clients, tenants and customers are provided the highest level of service while maximizing the cash flow and return on investment for the properties.
This role is located in our Toronto Real Estate Office.

This position comes with a base salary range of $95,000 - $115,000plus a competitive bonus package. Base salary will be commensurate with experience, skills, and qualifications.

Reporting to the Vice President, Operations, the Property Manager - Nicola Real Estate is responsible for the planning, organizing, implementing and controlling of the day-to-day operations of the properties under management. This role ensures that properties are operating in a first-class manner and that our clients, tenants and customers are provided the highest level of service while maximizing the cash flow and return on investment for the properties.

Core Responsibilities:
Property Maintenance
- Collaborate with the Vice President, Operations to develop and implement maintenance, housekeeping, landscaping, and repair programs.
- Oversee maintenance, capital, and construction contracts.
- Maintain energy conservation programs and control utility costs.
- Ensure implementation of and on-going compliance with all governmental and corporate programs and policies such as: risk management, preventative maintenance, environmental programs, worker's compensation, employee safety and other programs, (as developed).
- Conduct regular property inspections and address deficiencies.
- Identify and forecast capital requirements over a five year period for all major property components and implement such capital plan into the budgeting process.
Tenant Relations
- Develop and maintain a program to foster positive tenant relations.
- Create an environment in which tenants adhere to property operating rules through a program of education and voluntary compliance.
Capital Budget Planning
- Provide information for the capital budget for discussion with the Vice President, Operations.
- Coordinate with the Vice President, Operations the completion of each year's approved items within the budget.
Property Accounting
- Develop and manage the annual budget.
- Forecast revenue and expenses while aligning financial strategies with company goals.
- Monitor financial statements, utility expenses, tax recoveries, and accounts receivable.
Property Security
- Develop property-specific security plans with the Vice President, Operations.
- Maintain a safe and secure environment, ensuring proper incident management.
Risk Management
- Respond promptly to all insurance recommendations and take appropriate action to minimize the risk of serious property damage.
Owner/Client Relationships
- Prepare formal updates and quarterly status reports for owners, clients, and senior management.
- Minimum 5 -7 years of related work experience.
- Business Degree, Diploma or equivalent supplemented with courses in property management. CPM, RPA, CSM, or equivalent relevant designation is preferred.
- Has a valid driver's license and access to a vehicle.
- Highly personable and able to partner with clients to meet client needs.
- Detail-oriented, accurate, and strategic in problem-solving.
- Adapts well to change and new ideas.
- Communicates professionally, both verbally and in writing.
- Builds strong, collaborative relationships with senior management, contractors, tenants, and the public.
