Compensation (DOE): $105,000-$120,000

Position Summary:
We are seeking an Investments Manager to join our real estate investment and development team. This role will play a critical part in underwriting new development opportunities, managing existing development projects, managing the lease-up of several multifamily & retail projects, and optimizing fund performance. The ideal candidate will have strong financial modeling skills, experience in real estate investments, asset management, and the ability to drive strategic decision-making through data-driven insights.

Key Responsibilities:

Real Estate Development
  • Develop comprehensive proformas to assess feasibility, perform sensitivity analyses, and secure construction and permanent financing
  • Cultivate relationships with lenders to negotiate favorable financing terms
  • Negotiate optimal LOI terms with future tenants for retail development projects
  • Collaborate with Senior Development Managers on project execution items

Asset Management
  • Track and compare asset performance against proformas and provide critical insights to refine investment and operational strategies
  • Oversee third-party property management teams to ensure lease-up performance aligns with financial projections and strategic goals
  • Analyze the efficacy of marketing and promotion efforts to maximize ROI
  • Partner with the CFO to provide executive leadership with analysis of financial performance of existing assets and the real estate fund as a whole

Real Estate Fund Management
  • Build and maintain financial models and dashboards to inform capital deployment and disbursement decisions
  • Structure and maintain financial models for fund partnership waterfall calculations, including preferred returns, GP catch-up, and carried interest calculations
  • Implement models for real estate fund management fee calculations
  • Conduct ad hoc performance analyses at the fund, asset, and investor levels to support strategic decision-making

Qualifications:
  • Bachelor's or Master's degree in Finance, Real Estate, Economics, or a related field
  • 3-5 years of industry experience in real estate investment, development, asset management, and/or fund management
  • Experience in any or all the following: real estate investment, development, asset management, fund management
  • Experience managing construction budgets and processing bank draws for real estate development and/or capex renovation projects is a plus
  • Experience negotiating financing terms with lenders and LOIs with retail tenants
  • Advanced expertise in Microsoft Excel, financial modeling, and other MS Office applications
  • Ability to interpret legal documents such as a 'Limited Partnership Agreement' and model fund & asset performance in accordance with such documents
  • Comprehensive understanding of real estate fund structures, waterfall calculations, and fund-level performance metrics
  • Exceptional communication, leadership, and relationship management skills to work with executive leadership, senior development managers, lenders, and property managers
  • Highly organized with strong attention to detail and ability to manage multiple projects and deadlines
  • Strong analytical and problem-solving skills, including the ability to analyze property-level marketing spending and its impact on lease-up performance
