The Project Manager (PM) is responsible for the overall management and execution of luxury residential construction projects. The PM ensures the successful completion of projects by overseeing financials, schedules, quality, and coordination with the project team. They serve as the primary point of contact for owners, architects, engineers, designers, subcontractors, and other stakeholders to ensure seamless project execution.KEY RESPONSIBILITIES:Financial & Budget Management:
  • Oversee the financial management of projects, including developing and approving budgets.
  • Manage client payments, subcontractor requisitions, and change orders while keeping budgets up to date.
  • Prepare subcontracts and purchase orders, ensuring accuracy and compliance.
  • Provide regular financial reporting to senior management, including requisitions and collections.
Project Scheduling & Coordination:
  • Develop, maintain, and track project schedules, ensuring adherence to milestone dates.
  • Communicate schedule updates and approvals with clients, architects, subcontractors, and the project team.
  • Proactively manage the impact of schedule changes on budgets and manpower.
  • Develop and oversee a trade-by-trade project schedule.
Subcontractor & Vendor Management:
  • Qualify and review subcontractors, negotiate contract terms, and oversee buy-outs.
  • Issue trade awards and maintain job cost tracking.
  • Monitor subcontractor progress and ensure adherence to contract scope and timeline.
Site Coordination & Quality Control:
  • Conduct daily site visits and coordinate subcontractors and field personnel.
  • Review drawings, sketches, and prefabricated items before installation.
  • Maintain the highest standards of quality, safety, and site organization.
Project Administration & Documentation:
  • Maintain and organize all project-related documentation, including contracts, permits, RFIs, and submittals.
  • Lead weekly job site meetings with clients and architects, preparing agendas and minutes.
Project Close-Out & Turnover:
  • Oversee punch list completion, sign-offs, and final approvals.
  • Ensure all necessary permits, certificates of occupancy, and subcontractor waivers are finalized.
QUALIFICATIONS:
  • 5-10 years of experience managing high-end, luxury residential construction projects.
  • Strong organizational, leadership, and communication skills.
  • Proficiency in Sage 300/Timberline, Microsoft Project, and MS Office Suite.
  • A degree in Architecture, Construction Management, or Engineering is preferred.
WHAT WE OFFER:

Compensation: $120,000 - $150,000, commensurate with experience.
