Job Summary: The Director of Design Build is responsible for all design build, design assist, and staged bid projects at Rogers Construction. This includes business development, cost modeling, coordinating with Precon/estimating, marketing and sales teams, and bringing projects to Rogers Construction. For all active design build projects in Rogers Construction, responsible for managing projects through preconstruction / design, coordination with Construction leadership and project management teams, and ensuring that all preconstruction activities are carried out efficiently and effectively.

Primary Responsibilities:
- Lead preconstruction and design phase of project before turning over to the Operations - Project Manager.
- Develop scope, timeline, budget, secure bids, and secure client relationships.
- Develop and identify targeted market opportunities...with emphasis in Healthcare, Datacenter, Distribution and Cold Storage opportunities.
- Assist President in reviewing bids, opportunities, and customer relations.
- Develop turnover meeting process to ensure the operations team understands the complete scope, and budget.
- Work with Project Managers during the transition from pricing to contracts.
- Develop and bring on new Engineering and sub partners to help support our design / operation functions.
- Interface with clients to determine needs and represent company in a positive way during interfacing, traveling and selling our capabilities as well.
- Help manage and support the supplier chain partnerships and lead time issues.
- Prepares job specific strategy to maximize value for the client through detailed instructions to bidders and bid forms.
- Produce accurate and thorough DB budgets from DD dwgs, throughout all phases of pricing/design.
- Recruit and Manage estimators to support your function.
- Plan, lead, and coordinate pre-bid and bid meeting
- Create project estimates and analysis of subcontractor bids
- Qualify prospective subcontractors and suppliers
- Conduct post-bid and scope review meetings
- Produce, collect, and distribute preconstruction RFI's
- Review all project documents for compliance with budget, company/client standards and constructability
- Create initial working schedule for projects.
- Maintain and develop new subcontractor resources.
- Present design/build services to potential clients.
- Work closely with stakeholders.
- Work on multiple projects at same time
- Maintain and develop new Minority subcontractor resources.
- Potential to oversee the Healthcare operation.
- Bid solicitation with the local subcontractors, suppliers, and trade groups.
Experience, Skill, and Educational Requirements:
- 10-15 years of previous Pre-Construction, Design-Build and Business Development experience
- Self-motivated, organized, and detail oriented
- Ability to communicate well with co-workers, subcontractors, and clients.
- Ability to work hand in hand with other Preconstruction department and Marketing department.
- Proven customer service and relationship management skills.
- Risk taker that is self-motivated and has the ability to turn initial rejection into customers.
- Must demonstrate the ability to prioritize, balance and manage multiple projects and details simultaneously.
- Requires self-direction, tact, diplomacy and a clear, courteous and professional manner when dealing with the public.
- Must demonstrate effective oral communication skills and the ability to work cooperatively with staff inside and outside of the department.
- Excellent verbal and written communication skills with ability to make effective presentations to clients and internal management teams.
- High energy level.
- Travel is required.
- Must be able to type and use word processing software with database and spreadsheet software ability highly desirable.
- Must have familiarity with most types of modern office equipment including copiers, computers, phones and fax machines.
- Knowledge of online services and the Internet a plus.
- English fluency is essential.
