Maintenance Director - Property Management

Headquartered in Santa Monica, we are a family-run and owned property management company that has been in business for over 40 years! We manage 300 units that are all about 10 apartment buildings big! We are looking for someone to join our 10-person company who wants to stay here for years to come and help us continue to grow and expand our business.

Position Overview
The Maintenance Director will oversee all maintenance operations within our property management portfolio, ensuring that properties are well-maintained, safe, and compliant with regulations. The ideal candidate will manage a team of maintenance professionals, coordinate maintenance projects, and ensure that all facilities meet safety and quality standards.

Key Responsibilities

• Develop and implement maintenance strategies to ensure the efficient operation of properties.
• Manage and mentor a team of maintenance staff, providing leadership and training.
• Oversee budgeting for maintenance operations, ensuring cost-effective practices.
• Coordinate with vendors for repairs and maintenance services, ensuring quality and compliance.
• Ensure that all properties meet regulatory compliance and safety standards.
• Conduct regular inspections of properties to identify maintenance needs and priorities.
• Oversee major repair and renovation projects, ensuring timely completion within budget.
• Implement preventive maintenance programs to minimize property downtime and enhance operational efficiency.

Qualifications

• Proven experience in property management maintenance or a similar role.
• Strong knowledge of maintenance and repair procedures for plumbing, HVAC, electrical systems, and carpentry.
• Experience with budgeting and financial management in a facilities context.
• Excellent vendor management skills, with a track record of negotiating contracts and managing service quality.
• Familiarity with regulatory compliance standards related to property maintenance.
• Demonstrated leadership skills with the ability to motivate and manage a team effectively.
• Project management skills with the ability to manage multiple projects simultaneously.
• Strong problem-solving skills and attention to detail.
