SUMMARY
Mortenson is currently seeking an Enclosure Manager that will provide enclosure technical support throughout the entire construction project, ensuring successful design, construction, and turnover of building enclosure systems. Responsible for managing and overseeing all aspects of enclosure-related activities, from initial planning and design to quality control, testing, and final commissioning, while collaborating with project teams to meet both functional and non-functional requirements.

The base pay range for this role is $100,500- $150,800. (Actual range is higher for the following office locations: Denver, CO and Chicago, IL - 5%, Seattle, WA, and Portland, OR - 10%, Washington, D.C. - 12.5%).
Base pay is positioned within the range based on several factors including an individual's knowledge, skills, and experience, with consideration given to internal equity.

Responsible for managing and overseeing all aspects of enclosure-related activities, from initial planning and design to quality control, testing, and final commissioning, while collaborating with project teams to meet both functional and non-functional requirements.
RESPONSIBILITIES
- Provide technical enclosure support and prioritize building envelope components and system-related tasks by utilizing past experiences. Develop and implement an enclosure system management plan, offering technical expertise to support execution throughout the entire project lifecycle, ensuring that both functional and non-functional requirements of the Owner are met:
- Review project plans for quality requirements prior to Issued-for-Construction drawings
- Incorporate quality inspection and testing requirements into checklists (factory witness, receiving, mock-up, initial, follow-up, and final / commissioning), including final requirements and appropriate in-process check
- Manage enclosure system 3rd party design review to ensure functionality and constructability
- Guide the project team in phase-level planning and support decision making in the buy-out process
- Develop enclosure mock-up plans with the project team and drive execution to prove out materials, means and methods. Support the analysis of outcomes and make recommendations
- Support the project's Three Phase Inspection Process related to enclosure activities and participate in preparatory meetings, initial and follow-up inspections, and coordinate with other work component teams' activity-level planning where there is overlap
- Coordinate with 3rd party testing agencies as appropriate, analyze and implement agreed-to recommendation in coordination with project leadership
- Capture and share best practices and lessons learned
- Support project teams in investigating significant enclosure related quality events, providing analysis and recommendations, and communicating results to project leadership
- Manage Non-Conformance Notices/Report per Mortenson Operations manual and Owner's requirements
- Manage enclosure commissioning, punch list, and turnover in accordance with the project schedule
- Manage submittals and requests for information to ensure that products and construction work meet both contract functional and non-functional requirements; work with the project team to resolve open issues until decisions are made
- Perform supplier and trade partner audit/assessment to identify risks and develop mitigation strategies and tactics. Present recommendations for execution to the project team
QUALIFICATIONS
- Bachelor's degree in Architecture, Architectural Engineering, Civil Engineering, Building Science, Construction Management, or equivalent experience
- Minimum of five years enclosure construction management and/or enclosure design experience
- Minimum of one year of experience with project completion, from mobilization to turnover
- Specialized experience in one or more regions
- Current driver's license
- Strong understanding of advantages / disadvantages of various material / system types and basic understanding of codes, industry standards, and testing requirements and methodology
- Strong teamwork orientation, initiative, communication, problem-solving, and leadership skills
- Detail orientation sufficient to organize and manage multiple project tasks
- Basic understanding of construction law and general accepted business practices
- Microsoft Office, Project, and pertinent web application skills at an intermediate level
- Positive and professional attitude, and strong customer service skills
- Ability to interpret and communicate Mortenson policies effectively
- Knowledge of AutoCAD, Revit, Office Suite, and related programs preferred
- Proven success managing and contributing to enclosure related projects
- In-depth knowledge of building materials and construction processes for design, construction, and/or repair of facility enclosures, waterproofing, cladding systems, roofs, parking structures, and other related construction
- Excellent communicator possessing strong writing, verbal communication, influencing, and training skills
- Interest in innovative design, new technologies, sustainability and high performing facilities
- Technical expertise in enclosure systems. Varied regions experience and project types preferred
- Proficiency in building enclosure (and coordination with other construction elements) technical knowledge
- Active listening skills and effective communication including an openness to diverse input and feedback
