Mulligan Security Corporation, the premier New York City-based security firm, is seeking experienced security professionals for the position of Director of Security. This role is responsible for overseeing security, fire, and life safety programs in a dynamic, Class A commercial office building in Manhattan.
Qualified candidates should possess a valid NYS Armed Security Guard license, and FDNY Fire Safety Certificates are preferred but not required. Candidates with law enforcement, military, corporate security, or security leadership backgrounds are encouraged to apply.
BASIC FUNCTIONS:
The Director of Security oversees the operation of the Security Department, including personnel management, payroll, staffing assignments, and training. This role interacts with Property Management, building tenants, the NYPD, and the FDNY.
The Director is responsible for developing, coordinating, managing, and communicating security plans while providing proactive leadership to maximize operational efficiency. Additionally, they will collaborate with the Property Manager to monitor and improve access control security programs, ensuring the safety of building tenants, employees, visitors, and company assets.

IDEAL CANDIDATE QUALIFICATIONS:
- Ability to work a flexible schedule, including special events, building functions, and investigations.
- Strong strategic thinking, diplomacy, verbal and written communication, and analytical problem-solving skills.
- Excellent interview and investigative skills, with the ability to compile reports with findings and recommendations.
- Knowledge of Crisis Management, Emergency Response, Evacuations, and Business Continuity.
- Familiarity with physical security equipment, including access control, alarm systems, CCTV, digital recorders, and contract guard services.
- Experience developing and implementing security policies, procedures, and training programs.
- Training in workplace violence prevention, cultural diversity, and case management is preferred.
SPECIFIC DUTIES:
Collaboration with Building Management:
- Distribute and maintain records of access cards.
- Review and submit weekly payroll.
- Understand building security plans, including access control, alarm systems, emergency equipment, and evacuation procedures.
- Prepare and submit weekly Security Summary Reports to the Property Manager.
- Oversee loading dock operations, visitor registration, and key control processes.
- Coordinate fire drills, EAP drills, and staff training with property management and security teams.
- Act as a liaison with law enforcement and multiple security teams within the building.
- Attend Precinct Community Council and NYPD Shield meetings.
Security Policies & Procedures:
- Ensure compliance with security memos and procedures set by the Regional Security Manager.
- Develop and implement strategic security procedures for the building.
- Assess security risks for building special events and ensure appropriate security coverage.
- Monitor CCTV systems and resolve any operational issues.
- Investigate security breaches and oversee incident report preparation and approvals.
- Implement training programs to prevent theft and enhance security operations.
Employee Development & Compliance:
- Oversee security officer training and orientation.
- Conduct performance evaluations for supervisors.
- Ensure officers maintain a professional appearance and have proper equipment.
- Manage and track fire guard certifications (F01, F03, F04), security guard licenses, and required training courses.
- Oversee scheduling, vacation tracking, and overtime coverage.
- Provide ongoing security education for officers, including investigation and report writing training.
MEASUREMENT OF PERFORMANCE:
- Effectiveness of security programs in improving building safety.
- Timeliness of corrective actions for security vulnerabilities.
- Compliance with policies and ability to adapt to new security initiatives.
MULLIGAN SECURITY OFFERS:
- Competitive annual salary: $125,000-$130,000, commensurate with experience, skills, education, certifications, and industry knowledge.
