OVERVIEW

A Project Manager II (PM II) is responsible for planning, executing, and delivering projects within scope, budget, and schedule constraints while ensuring an exceptional client experience. The projects typically managed by a PM II are moderate to high risk and include large medical buildings, multi-level data centers, mid-sized aviation projects, mid-rise commercial buildings (5-20 stories), and small to medium sports/entertainment projects. A PM II has the expertise to act as the lead Project Manager on projects requiring multiple project managers. They are adept at managing significant design changes that impact both cost and schedule and can effectively communicate and justify these changes as needed. PM IIs are proficient in working with various contract structures, including supply only, supply and install, Integrated Project Delivery (IPD), and cost-plus contracts. A PM II also plays a role in coaching and training other team members.

RESPONSIBILITIES

Client Engagement
  • Develop meaningful relationships with internal and external clients, understanding their vision and requirements
  • Conduct routine site and client visits generating consistent client touchpoints
  • Serve as the primary point of contact for clients and project stakeholders
  • Provide regular project updates and progress reports to clients, maintaining transparency and building trust
  • Address and resolve any client concerns promptly
  • Periodically work from project locations as required
  • Communicate and defend impacts to project budget and schedule due to design or scope adjustments


Project Leadership
  • Ability to lead self and teams including other project managers providing project support and project engineers
  • Coordinate sequence plan with erector and client that maximizes efficiency, flexibility, and reduces project risk
  • Create and maintain project schedule including but not limited to submittal dates, fabrications windows, and installation milestones
  • Maintain and monitor project logs (RFIs, submittals, etc.)
  • Promptly address any field or fabrication issues
  • Facilitate project meetings, including kickoff meetings, status meetings, and problem-solving meetings to ensure effective communication and collaboration
  • Manage relationships with subcontractors and suppliers


Financial Oversight
  • Monitor project budgets, track project expenses, manage project costs, and authorize adjustments as necessary to ensure adherence to budgetary constraints and financial targets
  • Understand the initial project budget while incorporating and managing budget changes
  • Complete monthly Profit and Loss statement review and commentary
  • Collaborate with estimating to quantify any project changes and clearly communicate costs and schedule implications to the client
  • Submit monthly billings, understanding costs incurred and cash flow requirements
  • Manage subcontracts and commitments


Quality Assurance
  • Understand and utilize standard operating procedures in order to reduce variation
  • Supervise project deliverables, ensuring high-quality workmanship and adherence to specifications
  • Extensively utilize Procore for document management, RFIs, submittal logs, change management, and other project information
  • Utilize Trimble connect model for coordination and information sharing


QUALIFICATIONS (required)

*Indicates differentiation from Project Manager I
  • * Previous project management experience having mastered projects typically managed by a PM I (see job description)
  • * Ability to lead peers providing support to your project
  • * Proficient in Procore (construction management software) and Bluebeam (pdf software)
  • * Deep understanding of Procore financial management including but not limited to Prime Contracts, Change Orders, Budget, Commitments, and Change Events
  • * Ability to coach other team members
  • Strong organizational and time management skills, with the ability to prioritize tasks and manage multiple projects simultaneously
  • Excellent communication and interpersonal skills, with the ability to interact effectively with stakeholders at all levels of the organization
  • Demonstrated ability to work in a fast-paced environment, manage multiple priorities, and meet tight deadlines
  • Detail-oriented with a commitment to accuracy and quality in all tasks
  • Commitment to ongoing professional development and learning
  • Ability to quickly learn and retain new information
  • Ability and desire to work on project location from time to time


PREFERRED QUALIFICATIONS (not required)
  • 2 or 4-year degree with a focus on construction management or engineering
  • Previous Structural Steel Project Management experience

Benefits and Compensation:

This role is based out of our Minneapolis office. The base pay range is $70,000-$140,000 a year depending on job-related knowledge, skills, and experience. This position is eligible for annual bonus and profit sharing based on company performance in addition to other benefits that support the total well-being of you and your family.
