Key Responsibilities:
- Develop and manage project budgets, ensuring cost controls align with company financial goals.
- Oversee site development planning, including grading, drainage, utilities, and roadways, ensuring compliance with regulations.
- Work with city officials to secure entitlements, permits, and approvals required for development.
- Oversee cost estimation and building expenses, working with construction and finance teams to optimize expenditures.
- Lead asset management efforts, ensuring smooth project execution from acquisition to completion, including strategy development for project exits.
- Collaborate with company executives to align land acquisition and development strategies with business objectives.
- Work with city officials to secure necessary entitlements, zoning approvals, and permits for projects.
- Partner with the CFO to secure lending and financing, ensuring the financial health of each project.
- Maintain strong relationships with investors, financial institutions, and stakeholders, providing regular updates on project performance and investment returns.
- Monitor market trends, identify new investment opportunities, and assess potential risks.
Qualifications:
- 5+ years of experience in land acquisition, development, or real estate private equity.
- Strong financial acumen with experience in budgeting, cost management, and asset management.
- Experience working with municipalities and securing entitlements for construction projects.
- Proven ability to develop and execute exit strategies for investment properties.
- Strong communication and negotiation skills, with the ability to work effectively with executives, city officials, and financial partners.
- Bachelor's degree in Real Estate, Finance, Business, Construction Management, or a related field preferred.
