Purpose of the Job:

A Director of Purchasing is responsible for all purchasing activities associated with delivering the finest quality homes at the best possible market value. Focused on quality assurance and adherence of systems and processes to ensure the team meets scheduled goals. This entails a wide range of work including contracting, negotiating, bidding, managing pricing, planning, documenting, updating, scheduling, directing, and executing production activities for maximum performance of projects. In addition, this position will work with the Start Coordinators to ensure systems and processes are followed and maintained for even flow starts. A Camden Homes Director of Purchasing is responsible for growing his/her team and delivering the company goals.

Main Responsibilities:
  • Follow all Camden Homes Core Values, Systems and Processes.
    • Must follow written and established process and procedures.
  • Budgets
    • Ensure accurate monthly pricing is maintained and provided accurate budgets to finance monthly
  • Contracting Trades and Suppliers
    • Manage the execution of accurate contracts according to company standards.
  • Department Projections
    • Responsible for forecasting and delivering KPI projections on a monthly/quarterly/annual basis.
  • Homes delivered on budget
    • Partner with construction team to deliver homes on budget.
  • Management
    • Successfully leads up and down the chain of command
  • Manage Bids and take-offs.
    • Maintain a three deep trade base for every task with 3 current, competitive, and accurate bids. Follow up, measure, and confirm take-offs.
  • Manage Plans and Specifications
    • Maintain and upload most current/accurate plans for all projects as well as complete product specifications for each plan.
  • Meeting Rhythms
    • Lead/attend all assigned huddles, weekly/monthly/quarterly meetings.
  • Negotiate
    • Negotiate the best, most accurate and competitive pricing possible.
  • OSHA and Safety
    • Safety is the first and foremost priority for Camden team members and all trade/supply partners.
  • OSHA and Safety
    • Current OSHA 30 certification or will complete within 30 days from hire date.
  • Procurement
    • Spearheads the procurement and forward thinking on future opportunities and industry changes.
  • Scopes of Work
    • Partners with Director of Construction to revise Scopes of Work for all supply/vendor partners on a regular basis.
  • Starts
    • Leads the starts department in achieving even flow starts in communities.
  • Systems Utilization
    • Utilizes, promotes, and trains direct reports on internal systems.
  • SWPPP
    • SWPPP standards are established with contractors upon communities starting.
  • Team Development
    • Responsible for growing and developing future leaders. In this development, productive Goal and Feedback Sessions are completed with direct reports.
  • Training
    • Recruit, select, train, manage and motivate.
  • Vendor Compliance
    • Responsible for full vendor compliance in master agreements, insurance requirements, and all supporting documentation.

  • RISK MANAGEMENT: Reacting positively and making the best decision to things un-planned.
  • GOAL SETTING: Planning with intense focus. Setting, following, and reaching key milestones.
  • OPEN MINDED: Accept feedback. Continually improve. Be open to change.

Required Competencies:
  • 10 years minimum experience as a project or purchasing manager
  • 10 years experience reading architectural and engineering blueprints.
  • Can demonstrate proficiency working with Buildtopia, Brix, and Excel.
  • Establishes positivity, acts as a role model and is an ambassador to the company's core values.
  • Excellent written and oral communication skills.
  • Strong understanding of construction processes
  • Can overcome several challenges simultaneously.
  • Has a general understanding of building and energy codes.
  • Demonstrates knowledge and experience in organizational effectiveness and operations management.
  • Highly skilled negotiator
