Relevant de la directrice, Le Centre Eaton de Montral, Place Montral Trust et Le 1500, le titulaire du poste veille ce que l'entretien des centres commerciaux et difice bureaux soit effectu selon les meilleures pratiques. Dans l'excution de vos fonctions, vous serez responsable au bon droulement des activits relatives toutes les oprations et les aspects techniques des proprits et au maintien de ces actifs. Vous prendrez en charge les activits d'ordre techniques telles l'lectromcanique, l'architecture, l'entretien prventif et autres mtiers du btiment et verrez ce que l'ensemble des proprits respectent les normes de la Socit. Vous assurerez la gestion des contrats de service des diffrents entrepreneurs, des quipes techniques en place, et serez en contact avec les dtaillants pour leur offrir des services de qualit suprieure.

Operations Manager - Centre Eaton de Montral, Place Montral trust & Le 1500
Reporting to the General Manager, Centre Eaton of Montreal, PMT, Place Montral Trust and Le 1500, the incumbent ensures that the maintenance of shopping centers and the office building is carried out according to best practices. Part of your duties, you will be responsible for the proper conduct of activities relating to all operations and technical aspects of the properties and the maintenance of these assets. You will take charge of technical activities such as electromechanics, architecture, preventive maintenance and other building trades and will ensure that all properties comply with the Company's standards. You will manage the service contracts of the various contractors, the technical teams in place, and will be in contact with retailers to offer them superior quality services.

CE QUE VOUS FEREZ
Les principales responsabilits incluent :
- Assurer les oprations des proprits, y compris la gestion du personnel d'entretien mnager, de maintenance, des entrepreneurs externes et des installations techniques des immeubles (CVC, systmes mcaniques et lectriques, contrles de l'immeuble et gestion du risque);
- Analyser, suivre et contrler rigoureusement la qualit de service des travaux de rparation, d'entretien mnager et technique de l'ensemble des proprits (lectricit, plomberie, mcanique, chauffage, ventilation, climatisation, serrurerie, rseau gicleurs incendie, ascenseurs, communication/transmission, structure et architecture);
- Faire les inspections diverses des proprits et formuler des recommandations face aux problmatiques inventories et tablir un plan d'action (annuel et quinquennal);
- tablir les budgets d'opration annuels des activits sous sa responsabilit et prparer les prvisions mensuelles, les rapports sur les carts et les rajustements comptables de fin d'exercice;
- tablir les paramtres d'excution des travaux d'amnagement des locataires et des travaux correctifs ou de remplacement des divers lments structuraux ou mcaniques des proprits, Veiller l'application des lois, codes et rglements concernant la scurit des occupants, des visiteurs, des sous-traitants et la protection des biens;
- Assurer le maintien et l'optimisation des diffrents programmes d'entretien prventif dans le but de maximiser la fiabilit et la dure vie des actifs;
- Agir titre d'expert dans le cadre de la relation d'affaires auprs des fournisseurs, partenaires riverains, services municipaux et services externes;
- Promouvoir une saine gestion environnementale dans les pratiques des activits sous sa responsabilit. Veiller au respect des programmes relatifs au dveloppement durable, optimiser les programmes nergtiques et s'assurer de l'atteinte des objectifs;
- Grer et motiver l'quipe d'exploitation;
- Assurer la gestion des contrats d'exploitation - Climatisation Ventilation Chauffage (CVC), de communication, transmission (tlcommunication) d'entretien des ascenseurs et tous autres contrats en lien avec les quipements des proprits;
- En collaboration avec le groupe d'approvisionnement, participer aux appels d'offres pour les services de son secteur, obtenir des devis, ngocier et grer tous les contrats de services sous sa supervision;
- Rpondre aux urgences relatives au fonctionnement des proprits;
- Le titulaire de ce poste peut tre appel travailler les soirs et les fins de semaine lors de projets ou d'vnements spciaux.
CE QUE NOUS RECHERCHONS
- Baccalaurat en gnie ou combinaison de formation et exprience juge quivalente dans un domaine technique (mcanique, lectrique, lectromcanique, mcanique du btiment, etc.);
- 8 10 ans d'exprience dans un rle de gestion d'immeubles ou de gestion de services techniques destines aux immeubles ;
- Propension marque pour le service la clientle;
- Excellentes dispositions au leadership, au coaching, au travail d'quipe et souci rel de l'amlioration continue;
- Esprit analytique et capacit avre en rsolution de problmes;

WHAT YOU'LL BE DOING
- Ensure property operations, including the management of housekeeping, maintenance, external contractors and building technical facilities (HVAC, mechanical and electrical systems, building controls and risk management);
- Analyze, monitor and rigorously control the quality of service of repair, housekeeping and technical work on all properties (electricity, plumbing, mechanics, heating, ventilation, air conditioning, locksmithing, fire sprinkler network, elevators, communication/transmission, structure and architecture);
- Carry out various inspections of properties and make recommendations to address the problems identified and establish an action plan (annual and five-year);
- Establish annual operating budgets for activities under its responsibility and prepare monthly forecasts, variance reports and year-end accounting adjustments;
- Establish the parameters for the execution of tenant development work and corrective work or replacement of various structural or mechanical elements of properties, Ensure the application of laws, codes and regulations concerning the safety of occupants, visitors, subcontractors and the protection of property;
- Ensure the maintenance and optimization of the various preventive maintenance programs in order to maximize the reliability and life of the assets;
- Act as an expert in the context of the business relationship with suppliers, riparian partners, municipal services and external services;
- Promote sound environmental management in the practices of the activities under its responsibility. Ensure compliance with sustainable development programs, optimize energy programs and ensure the achievement of objectives;
- Manage and motivate the operations team;
- Ensure the management of operating contracts - Air Conditioning Ventilation Heating (HVAC), communication, transmission (telecommunication) maintenance of elevators and all other contracts related to the equipment of the properties;
- In collaboration with the procurement group, participate in tenders for services in its sector, obtain quotes, negotiate and manage all service contracts under its supervision;
- Respond to emergencies related to the operation of properties;
- The incumbent of this position may be required to work evenings and weekends during projects or special events.
WHAT WE'RE LOOKING FOR
- Bachelor's degree in engineering or combination of training and experience deemed equivalent in a technical field (mechanical, electrical, electromechanical, building mechanics, etc.);
- 8 to 10 years of experience in a building management role or in the management of technical services for buildings;
- Strong propensity for customer service;
- Excellent leadership, coaching, teamwork and a genuine focus on continuous improvement;
- Analytical and proven problem-solving skills;
- Proven ability to effectively prioritize tasks to meet deadlines in a fast-paced environment. Ability to adapt to changing priorities;
- Leadership and results-based approach;
- Knowledge of LEED and BOMA standards, oriented towards the environment is an asset;
- Fluency in French and English*, spoken and written;
