POSITION SUMMARY:
The Area Construction Manager (ACM) manages construction managers to ensure homes are built to FAH quality and standards. This role will directly supervise a portion of the Division's Construction Manager group and ensure they are properly trained and highly effective at their job. The ACM ensures performance metrics are met or exceeded on all homes in the Division for the categories of construction schedule adherence, production, quality, customer satisfaction, customer service, profit and loss, and safety compliance. The ACM routinely checks neighborhoods to inspect and ensure Company guidelines and standards are being followed while also constantly developing his/her team. The ACM will recruit, develop, manage, lead, and motivate their team to achieve their strategic business plan and metrics. The ACM will lead their team to operate under the intentions of our Safety 1st Culture.

ESSENTIAL JOB RESPONSIBILITIES:
- Walk every home, every room, every week to inspect what we expect.
- Assuming overall responsibility for the construction of homes in their territory.
- Recruits and trains construction managers within the division to meet the strategic business plan.
- Ensures CM compliance with all company policies, procedures, and processes.
- Inspects neighborhoods and homes daily as part of a routine inspection process to ensure the following are held to the highest standards: jobsite and home cleanliness, quality, check-as-you-go stage punch, schedule adherence, homes follow specified options and are built per plan, model and inventory maintenance, swppp, empty lot maintenance, safety compliance, and continuous team development.
- Ensure on-target progress of all homes each day to meet the division's production goals and problem-solve to overcome challenges when encountered.
- Maintaining open and effective communication with the home office, leadership team, and sales team.
- Weekly communication with the VP of Construction providing detailed updates of our 5 major metrics.
- Evaluate construction methods and job specifications to ensure the highest quality construction is delivered consistently by our trades and vendors.
- Weekly meetings with division staff to ensure accurate home closing dates are established and are achieved per the business plan.
- Weekly meetings with Sales Team to maintain "all in" engagement.
- Visit weekly community meetings on Fridays to drive communication and influence the team's overall effectiveness in managing each store.
- Trains division construction managers as new staff are onboarded and leads agenda in monthly builder meetings.
- Ensures the territory has proper subcontractor alignment to meet the demands of production and quality metrics.
- Drives performance of all metrics within the territory and always is pushing for 1% improvement.
EXPERIENCE & SKILLS:
- Strong written and verbal communication skills.
- People skills to handle conflict articulately and professionally with customers, building inspectors, and trade contractors.
- In-depth knowledge of technical construction materials and methods with exceptional attention to quality and detail.
- Working knowledge of electronic scheduling platforms and use of iPad for field operations.
- Minimum of 2 years prior area or project management experience over a territory of building superintendents in the Residential Construction Industry.
- Minimum of 6 years residential construction experience in a high-production environment.
- Ability to promote accountability in construction managers and trades.
PHYSICAL REQUIREMENTS:
- May have occasion to lift, carry and, or push/pull 50 pounds.
- Will require travel to multiple construction sites where temperature, weather and noise may vary.
