Under the direct supervision of the Finance Director, the Senior Manager of Financial Planning and Analysis (FP&A) will provide high-level financial support to the organization, focusing on financial forecasting, budgeting, performance analysis, and strategic planning related to real estate asset management. This role is instrumental in supporting investment decisions, optimizing portfolio performance, and guiding financial planning efforts. The ideal candidate must possess a Bachelor's degree in Finance, Accounting, Economics, or a related field, with an MBA and/or CFA designation preferred. A strong background in real estate financial modeling, investment analysis, and portfolio management is required, along with a proven track record in real estate FP&A, preferably within the senior living, multifamily, or commercial real estate sectors.

RESPONSIBILITIES:

Strategic Financial Planning & Analysis
  • Assist in financial planning and analysis efforts, including forecasting, budgeting, and long-term financial modeling for a portfolio of senior living communities.
  • Develop financial models to assess property performance, investment returns, and long-term sustainability.
  • Conduct sensitivity and scenario analyses to evaluate risks and opportunities within the real estate portfolio.
  • Support the development of annual and multi-year business plans for each community, ensuring alignment with broader organizational objectives.
Investment & Asset Management Support
  • Evaluate the financial impact of capital improvement projects, repositioning strategies, and other asset enhancements.
  • Provide insights into market trends, competitive positioning, and strategic recommendations for investment and divestment decisions.
  • Assist in the evaluation of acquisition and disposition opportunities, conducting due diligence and financial feasibility analyses.
Performance Monitoring & Reporting
  • Establish key financial and operational performance metrics to assess portfolio health and identify areas for optimization.
  • Develop and present financial reports, dashboards, and insights to senior leadership.
  • Collaborate with cross-functional teams, including operations, development, and property management, to ensure financial targets are met.
Capital Structure & Financing Strategy
  • Assess debt and equity financing options for new investments and refinancing opportunities.
  • Partner with financial institutions and capital markets to optimize financing structures for the portfolio.
  • Monitor cash flow, liquidity, and capital needs across the organization.

QUALIFICATIONS:
  • 7+ years of experience, or equivalent combination of skills and experience, in financial planning and analysis, asset management, or investment analysis, with a strong emphasis on real estate.
  • Strong proficiency in financial modeling, valuation techniques, and performance analysis for real estate investments.
  • Deep understanding of capital markets, investment underwriting, and portfolio management strategies.
  • Advanced skills in Microsoft Excel, financial planning software, and business intelligence tools. Experience with Yardi, Argus, or similar real estate platforms is a plus.
  • Excellent communication and presentation skills, with the ability to convey complex financial insights to non-financial stakeholders.
  • Strong problem-solving, analytical, and strategic thinking abilities.
  • Ability to work independently and collaboratively in a fast-paced, dynamic environment.
  • Bachelor's degree in Finance, Accounting, Economics, or a related field is required.
  • MBA and/or CFA designation is highly preferred.
