ABOUT THE POSITION
The Regional Director Sales & Marketing (RDSM) leads the Sales and Marketing department within the operations group, managing the Toronto and Ottawa regional portfolios. Their overall mandate is to foster a deal-focused culture founded on sales excellence to deliver on achieving budget and vacancy targets, while continuously developing the team and team members' expertise and efficiency, and while optimizing Sales and Marketing performance through analysis, KPIs, goals and objectives.
They partner closely with Directors of Operations, Regional Managers, and support departments to create and maintain a "one team" culture of integration and collaboration. They thrive in a fast-paced entrepreneurial environment, are passionate about helping others grow and succeed, and they empower others to own and deliver on their accountabilities. They set and implement marketing strategy to establish positioning, reach target audiences, and to deliver on performance objectives while optimizing lead-to-deal effectiveness across multiple channels and segments. They create, maintain, and evolve analysis to extract key insights and to inform decision making in optimizing advertising, marketing, and resource allocations in achieving budget targets. KEY RESPONSIBILITIES
- Lead strategy and execution of regional sales and marketing programs from start to finish, leveraging internal supports, partnerships, and driving collaboration.
- Develop annual Sales and Marketing budgets and own delivery of financial results and Key Performance Indicators (KPIs) against budget targets.
- Provide leadership and direction in the implementation of leasing, marketing and customer relationship management strategies and initiatives.
- Define and direct efforts to build and support a driven & deal-focused culture, including continuous development of leasing team member sales expertise and effectiveness, and fostering collaborative partnerships with Operations teams.
- Build & maintain close working relationships with various teams including Regional Operations, National Operations, National Marketing, Revenue Management, Asset Management, and other supporting teams to understand & integrate initiatives in marketing, advertising, leasing, and resident engagement activities in the portfolios & at the properties.
- Continuously improve and optimize the effectiveness of our marketing spend, as measured by improving lead quality, increasing lead-to-sale conversion, and ROI.
- Gain, maintain, and share expert knowledge of local market conditions and drivers through market surveys, prospect feedback, and traffic and conversion analysis.
Leadership & People Development:
- Lead development & execution of annual budgets, Regional Sales & Marketing plans, and associated action plans, including people & team development, resident engagement, reputation management, and advertising strategies (traditional, digital and social).
- Supervise, support, and guide the Sales & Marketing team, helping them understand and influence business strategies, priorities, and direction in support of achieving business objectives through effective execution of tactical plans.
- With support & partnership of the People & Culture Team, is responsible for the hiring, training, developing, motivating, and evaluating of all Sales & Marketing team members.
- Conduct reporting team member performance reviews at minimum annually; Set clear objectives, directives, and providing continuous coaching & feedback.
- Set overall learning and development plans for reporting leaders and to continuously enhance the skills and sales acumen of the entire leasing team.
- Prioritize training & development, leveraging partnership with the People & Culture team, in creating a high potential talent pipeline for the future.
- Guide continuous training and coaching of leasing team members on leasing skills, customer excellence, standard procedures, and associated processes.
Sales and Marketing:
- Lead, with accountability, the oversight and successful management of regional Sales and Marketing budgets for the department and properties.
- Develop, maintain, and execute marketing & leasing strategy for each building in the portfolio, including special focus on underperforming assets, acquisition, repositioning, and development property plans.
- Oversee digital and social media advertising strategy and execution, leveraging internal resources and vendor support as needed.
- Perform site visits and conduct "street-to-suite" reviews, sharing perspectives and opportunities with leasing and operations teams to enhance appeal.
- Conduct regular meetings with Regional leasing and operations leaders to review strategies, goals, results, and opportunities.
- Monitor advertising effectiveness - sources of leads and lead quality - to optimize sales efficiency and conversion ratios.
- Track and monitor conversion rates from leads to tours and tours to sales to assess performance and identify challenges and opportunities.
- Ensure projects progress within budget and on schedule, communicating any material variations from plan and necessary changes to all stakeholders.
- Oversee all advertising listings, ensuring that content, pricing and incentives are current and optimizing content effectiveness.
- Contribute to pricing management, including monitoring market conditions, conducting analyses, making pricing recommendations, and ensuring all departments are aware of approved pricing and incentives.
- Analyse vacancy, traffic, and deal velocity on a weekly/monthly basis, develop recommendations appropriate for each building, and set and monitor sales goals and targets.
- Oversee quarterly market and pricing surveys, analyse data, provide recommendations and organize competitor mystery shops.
- Identify and incorporate new technologies & innovations into leasing and marketing strategies, seeking to improve efficiency and effectiveness.
- Ensure that PayScan is managed & maintained for Sales and Marketing in a diligent and detailed manner and, on a timely basis, meeting all Finance Department deadlines.
Resident Engagement:
- In collaboration with Operations, champion VOR and Google review programs, monitor and report on key metrics related to reputation management, resident activity, and resident experience.
- Identify internal and external event opportunities, developing event promotion & execution plans.
- Develop and manage resident event budgets, plan, coordinate, and implement resident events, programming, and activities.
- Work with the Operations team to execute marketing communications to residents.
- Ensure all resident communication channels are brand compliant, consistent, concise, relevant, presentable, and up to date across designated properties.
JOB REQUIREMENTS
Education and Experience:
- University or post-secondary education required, preferably in Marketing, or a Business degree with specialization in Marketing
- Minimum 8 years of experience in a Sales Leadership role, preferably with a large, fast-paced organization and in an industry with high volume transactions.
- Experience in multi-residential sales & leasing or other related industry is preferred.
- Minimum 5 years of leadership, supervisory, and mentoring experience is required.
- Proficiency in Microsoft Office (Word, Excel, Outlook and PowerPoint) required.
- Knowledge of Yardi and Adobe Creative Suite would be an asset
- Experience with internet listing site marketing is an asset
