Position Summary

The Senior Project Manager will perform all duties as directed by the Vice President of Property Management on existing medical office and commercial office buildings, future acquisitions, and special projects to ensure the portfolio is maintained at the highest standards as required by the owner while maintaining Federal, State, City or Town code compliance.

Principal Duties and Responsibilities

This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.
  • Oversee outside contractor/vendor maintenance work and repairs being conducted as required for our portfolio.
  • Evaluate equipment and assess capital projects. Provide budget analysis and projections for existing and future office and medical office buildings.
  • Work with the Property Managers on annual budget and capital budget projections and completion.
  • Draft scope of projects and request for proposals (RFP) for projects as requested. Complete bid analysis. Negotiate contracts for capital repairs as required.
  • Direct project management of capital expenditures and tenant improvements for existing and future medical office buildings ("MOB").
  • Review pricing of capital items and system repairs secured by regional engineering teams.
  • Assist in the preparation of project documentation and requirements for approval by ownership.
  • Review plans and specifications with Property Management as appropriate to identify potential operational issues as needed.
  • Assist in construction walkthroughs and inspections.
  • Oversee all facets of project management including budget, schedule, procurement, quality, and risk for projects including planning, design, construction, occupancy, and closeout.
  • Work directly with contractors to define project requirements, then preparing scope of work, project delivery resource requirements, cost estimate and budget, cash flow, work plan schedule and milestones, quality control.
  • Track the progress of each project against goals, objectives, approved budgets, and approved timelines. Report status and variances. Create action plans to meet objectives, budget, and schedule.
  • Coordinate Tenant Improvement projects nationwide.
  • Serve as owners' agent for project management or monitoring of suite improvements and/or building capital expenditures for existing and future office and medical office buildings to ensure compliance with City and State building codes and the work is being performed is accurate to contract.
  • Monitor initial and final design phases of new MOB developments in order to ensure smooth and efficient transition to property management.
  • Assists in the development and implementation of operational strategies for assigned properties.
  • Performs building due diligence inspections for new acquisitions if requested and prepares property condition reports.
  • Manage and monitor energy usage by implementing automations programs and new technology.
  • Performs other reasonable related duties as assigned.


Knowledge, Skills & Abilities

The requirements listed below are representative of the knowledge, skills, and abilities required to perform this job successfully.
  • A Bachelor's degree in Architecture, Engineering, Construction Management or other related field is strongly preferred.
  • A minimum of 10 years of work experience in building maintenance and operations, including extensive knowledge of building systems including HVAC, electrical, plumbing, plant operations, fire alarm systems, energy management/energy star certified building, and other building equipment.
  • A minimum of 10 years of experience of commercial office and/or medical office project management experience.
  • Must be able to demonstrate a high level of performance leading the planning, design, preconstruction, contract negotiations, project budgeting, cost control, scheduling, and team coordination activities.
  • Ability to analyze construction cost estimates and project budgeting.
  • Knowledge of EPA, OSHA, and JACHO preferred.
  • Refrigerant certification, EPA certification, asbestos awareness, and IAQ awareness training preferred.
  • Ability to demonstrate hands-on experience in the following areas: HVAC, Electrical, Plumbing, Plant Operations, Fire Alarm Systems, Building Automation Systems, and Construction Management. Applicant's job experience should be in a medical office building setting.

  • Strong written and verbal communication skills with an ability to interact with building ownership, office, and healthcare tenants.
  • Strong ability to multitask, work independently and manage all aspects of construction projects effectively and efficiently.
  • Must have proficient knowledge of Microsoft Office (Word, Excel, Outlook), Windows application, Yardi and experience with 360 Facility Management Work Order system preferred.
  • Availability to travel to company owned or future office or medical office properties.
