ABOUT THIS POSITION:

EXPECTED HIRING RANGE: $76,001.00 - 93,101.00

WORK LOCATION: Mason Street Municipal Building, 322 N. Mason St, Apex, NC 27502 USA

SCHEDULE: Monday-Friday, 8am-5pm

*Depending on the applicant pool, we're open to hiring a Plans Examiner II with all Level II Standard Certificates in all specified trades with the ability to obtain Level III Standard Certifications in all specified trades withing an expected hiring range of $58,686-$71,891.

WHAT YOU WILL BE DOING:

Performs difficult work examining a wide varietyof commercial, residential, and industrial building plans for compliance to issuepermits and to ensure compliance with proper codes and ordinances forpermitting.

This position reports to the Plansand Permits Supervisor.
This position does not have supervisory responsibilities.

A SAMPLE OF THE ESSENTIALS:
  • Reviews submitted commercial projects of all types for compliance with all volumes of the NC Building Code, to include Mechanical, Electrical, and Plumbing trades. Approves or denies plans.
  • Consults with contractors, business and property owners, architects, and engineering design professionals to ensure they understand Code requirements for any project.
  • Identifies and researches unique situations presented on plans, helps determine Code requirements and assist with finding Code compliant solutions. Issues Code interpretations as required.
  • Assists Permit Technicians, Planning and Zoning Technicians, the Fire Marshal's office, and any other Town Department with questions about Building Code, inspector and contractor requirements, and any other associated general statute or local ordinance requirements.
  • Serves as a knowledge resource for residential plan review, particularly on unique or difficult Code issues.
  • Maintains records of plans examined.
  • As needed, serves as Inspector; inspects building structures in the process of construction, alteration or repair for compliance with building code requirements; prepares inspection reports, advises of necessary corrective action and maintains all related records.
  • Performs related duties as required.

WHAT YOU'LL NEED:

High School Diploma or GED and a minimum of four (4) years ofrelated experience, or an equivalent combination of education and experience.

Mustpossess four NC Standard Level III certifications in building, electrical,plumbing and mechanical.

Successful passing of field and written test administered by supervisors.

WITH...
  • Thorough knowledge of all volumes of the NC Building Code, including Building, Energy, Mechanical, Electrical, Plumbing, Fuel Gas, and Existing Building Codes.
  • Thorough knowledge of building related General Statutes and local ordinances.
  • Thorough knowledge of all types of construction materials and methods and of stages of construction when possible violations and defects may be most easily observed and corrected.
  • Working knowledge of the Fire Prevention Code and related laws and ordinances.
  • Skill in interpretation of codes and in their application to specific situations.
  • Skill in reading and interpreting plans and specifications.
  • Skill in collaborative conflict resolution.
  • Ability to establish and maintain effective working relationships with co-workers, other county employees, contractors, engineers, developers, zoning officials, insurance adjustors, architects, home/business owners and the general public.
  • Ability to use independent judgment and discretion when interpreting building codes.
  • Ability to enforce regulations tactfully and firmly.
  • Ability to establish and maintain accurate and thorough records.
