JOB DESCRIPTION:
* Compile, evaluate and assess information necessary to construct (on paper) specific parts of assigned projects on time, within budget and to the quality specified by the contract documents for the assigned areas.
* Coordinate all construction activities (on paper), ensure adherence to budgetary constraints and quality standards.
* Act as liaison with architects, subcontractors, consultants, suppliers, inspectors, staff, and owner's representatives to resolve issues and facilitate seamless communication and collaboration.
* Leverage understanding of company processes and interdisciplinary connections to bridge gaps and enhance project coordination.
* Review contracts, drawings and other subcontractor information to facilitate informed decision making.
* Ensure alignment between drawings / specifications properly relate to the project estimate.
* Monitor project budgets, track expenses, and identify cost-saving opportunities. Implement effective cost-control measures to prevent budget overruns.
* Review and assess submittals and shop drawings to ensure conformance to contract specifications in a timely manner; collaborate with engineering teams to streamline submittal workflows and enhance communication effectiveness.
* Address conflicts related to specifications or contract interpretation.
* Manage Requests for Information (RFIs), addressing information gaps and clarifications promptly.
* Assess changes in project scope and evaluate their impact on cost, schedule and quality.
* Coordinate information on changes in the work and prepare an independent analysis, with collaboration from trade partners.
* Obtain approval for changes from the architect and owner and resolve any conflicts.
* Prepare Scope of Work documents for trades; negotiate contracts with external vendors, trade partners, and suppliers to secure favorable terms.
* Prepare reports for general conditions items, labor, safety, change order logs, and quality control.
* Manage subcontractor trade coordination meetings; conduct preconstruction meetings to ensure alignment of all stakeholders; facilitate submittal review meetings.
* Coordinate the project close-out process including preparing final as-built drawing records for the project, warranties, Operations and Maintenance manuals, attic stock, spare parts and evaluate information to ensure compliance with contact documents.
* Provide guidance and mentorship to Engineering Assistants and Interns.

EDUCATION AND EXPERIENCE REQUIREMENT: Requiresa Bachelor's degree in Construction Management and 4 years of experience in joboffered or 4 years of experience in the Related Occupation

RELATED OCCUPATION: Field Engineer or any other job title performing the following jobduties:
* Assisting in the maintenance of contract documents and electronic web-based documents for field operations and in the preparation of Daily Construction Reports (DCR's)
* Reviewing all work as it is being placed to ensure accuracy within accepted tolerances; contract drawings, specifications and shop drawings to ensure proper coordination and installation. Assisting the Project Engineering staff with submittal and RFI reviews, change order reviews, payment application verification, and other duties.
* Assisting in the preparation of project as-built drawings / documents
* Assisting the Superintendent with quality and scheduling verifications as requested
* Assisting with negotiating change orders. Managing information on changes in the work; obtaining and checking estimates for the changes from subcontractors; obtaining approval of the architect and owner and help resolve any conflicts.
* Assisting in the close-out process. Preparing final records including close-out documentation, warranties, as-builts, operation and maintenance manuals, attic stock, and spare parts, and evaluating information to ensure compliance with contract documents.
* Developing reports including labor tracking, safety inspections, change order logs and quality control observations.
* Assisting in scheduling and managing subcontractor trade coordination meetings, preconstruction meetings and submittal review meetings.
* Facilitating connections between employees and other subject matter experts to address questions.
* Working with staff to locate historical content. Helping connect staff to subject matter experts (SME) company-wide on variety of topics.

SALARY RANGE: $120,286.00 to $155,000.00/year
