Position Overview:

The Senior Tax Accountant will be responsible for assisting the preparation of Realty Income's federal, state, and local tax compliance, preparing the fixed assets tax files, assisting with sales tax and business license review and process optimization, research and analysis of tax issues, REIT compliance, assisting other departments with their tax-related needs and other special projects.

Key Responsibilities:

Tax Compliance
  • Prepare and review work papers needed internally and externally to prepare tax returns.
  • Assist the Tax Director with communication with external tax preparers to answer questions and keep tax preparation moving forward to meet deadlines.
  • Prepare federal, state and city returns and review federal and state returns from third parties.
  • Research and analyze federal, state, and city filing requirements.
  • Assist the Tax Director in maintaining entities' tax accounts for tax reporting.
  • Assist with maintenance of tax basis, earnings and profits, and partnership capital accounts.
  • Prepare transfer tax returns, unclaimed property, tax based annual reports and W-9s.
  • Participate in the preparation of E&P calculations to provide to external shareholders.
  • Process tax extensions and quarterly payments for various legal entities.
  • Work with the general accounting group, as necessary, to ensure proper tax trial balances.
  • Support the Tax Director with developing policies and procedures of the tax department.
  • Assist in the preparation and review of quarterly REIT asset and income tests.

Research
  • Research and provide advice on the corporate, partnership, and REIT tax issues arising from proposed acquisitions, dispositions, financing, and partner/partnership transactions.
  • Assist the Tax Director with ensuring proper US tax planning and compliance arising from UK investments. Participate in the structuring of foreign outbound acquisitions.

Fixed Assets
  • Prepare and upload, in association with the Yardi specialists, tax specific fixed asset books
  • Ensure accurate tax depreciation and sales throughout the year.

Respond to Taxing Boards
  • Research applicable laws and prepare applicable memos on Realty Income's position/reporting/ timing.
  • Respond to and resolve inquiries relating to different accounts to determine tax applicability.

Qualifications:
  • A qualified candidate is typically expected to have 2+ years of tax experience in a Big 4, national firm, or industry; however, varying experience levels will be considered.
  • The candidate should have a bachelor's degree with an emphasis in accounting, finance, or a related field.
  • Intermediate proficiency in MS Excel is required.
  • A general understanding of legal business entities and corporate structures is required.
  • Strong research skills and the ability to analyze legal documents, leases, and tax regulations to draw appropriate conclusions are required.
  • Familiarity with IRS, state, and city tax procedures and forms.
  • Strong communication skills, a high attention to detail, and the ability to work in a dynamic environment that requires adaptability to varying day-to-day activities are required.

Preferred Qualifications:
  • Certified Public Accountant (CPA) license.
  • Experience in REITs or commercial real estate.
  • Knowledge of tax accounting, including real estate, partnerships, state and local taxation, sales tax, business licenses, and REIT taxation.
  • Experience with ONESOURCE Tax Software, Fixed Asset Software, and Microsoft Office applications (Excel, Outlook, and Word).


What you will get in return:

The base salary for this role is in the range of $74,614 - $103,853

You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
