This position requires attendance at offsite meetings, visits to other Company operated locations, purchase of goods from offsite vendors and other tasks away from a single assigned location. Applicant must have a valid driver's license or be able to utilize an alternative form of transportation at their own expense which allows them to reach the required destination in a time period comparable to that if they were to drive their own vehicle. Employees choosing to drive their own vehicle for work-related duties will be required to have a valid driver's license and provide proof of insurance, and may be subject to a DMV record search.

The Director, Service Team for RED maintains a high level of efficiency in all aspects of the maintenance operation at the property, including personnel, planning and scheduling, capital project management, inspections, technical assistance, monitoring work orders and turnover completion.
Essential Job Functions:
- Interview, hire, train, coach and counsel Service Team Supervisors and staff.
- Manage team of Service Team Supervisors, who oversee a maintenance staff at RED properties.
- Coach and mentor Service Team Supervisors and provide support on technical issues; help them develop professionally and personally.
- Act as safety ambassador and promote a strong safety culture throughout the region.
- Monitor the compliance of safe work practices; use of positive reinforcement to correct behavior.
- Assist in the development of the department budget with monitoring to ensure operations are within expected spending.
- Ensure responses to maintenance calls, troubleshooting and repairing issues are timely.
- Establish manpower needs of the properties to ensure all properties are appropriately staffed with the right skillsets.
- Along with the Senior Director of Service Team Operations and Senior Vice President of Service Team, participate in hiring personnel, administer maintenance tests, and make recommendations on promotions and salary adjustments, and relocation of maintenance personnel.
- When required, develop a performance improvement plan for supervisors and technicians and monitor and report on adherence to plan.
- Participate in the annual budget process of each property.
- Identify practices that support reduced maintenance cost and burden through use of alternative materials, systems or supplies.
- Responsible for the overall maintenance direction, coordination and evaluation of the properties.
- Ensure that unit turnover is completed on-budget to a high quality in an efficient timeframe.
- Inspect properties and insure that cleaning, grounds keeping, inventory control and general maintenance is being performed according to company policies and procedures.
- Create reports and analyze property performance metrics related to work order completion,turnover and preventive maintenance.
- Supervise implementation of routine and special projects by service teams.
Experience/Requirements:
- Available 24 hours a day, 7 days a week to respond to after-hours emergencies.
- Knowledge of all local, state and federal regulatory requirements.
- Effective use of and knowledge of various cleaning equipment, tools and products.
- Mechanical maintenance experience and repair techniques including, but not limited to, appliances, plumbing, carpentry electrical, HVAC, painting and drywall.
- High level of time management and customer service skills.
- Ability to define problems, collect data, establish facts and draw valid conclusions with suggested resolution.
- Excellent organizational and communication skills, both written and verbal
- Ability to read and decipher various computerized and written documents or reports.
- Must operate efficiently in a fast dynamic environment.
- Knowledge of Microsoft Word, PowerPoint, Excel and the internet.
- Required to speak and write the English language in an understandable manner.
