AboutthePosition:

We are looking for a self-directed and experienced Controller who is an expert in leading, planning, and coordinating all accounting functions for our Income Producing Properties. You will be responsible for driving and overseeing accounting operations, offering recommendations for improvements, and implementing new processes and procedures. The Controller, IPP reports to the VP, Finance- IPP, and delivers precise information under strict deadlines. The ideal candidate for the Controller, IPP position is collaborative, attentive to detail, with strong problem solving and time management skills.

Key Functions and Responsibilities:

1. General Accounting

Oversees, reviews, and approves the timely and accurate gathering, inputting, and reporting of property financial activities, performance, and resources, for a given portfolio to meet company and regulatory reporting requirements and provide information for decision making.

2. Strategic Planning

Acts as an expert resource for their respective functional or site/office teams, providing input on complex technical and real estate issues for clients and staff, to better expedite projects and help influence strategic decision-making.

3. Relationships with Internal Stakeholders

Develops collaborative relationships with various internal functions to ensure effective communication flow: information is shared and used in a timely manner to allow for a more efficient accounting process and business decision-making.

4. Accounting Conversion for New Properties

Oversees the setup of new accounts for newly acquired or existing properties and property dispositions and follows up on outstanding property accounting issues to resolve any long-standing issues.

5. Budgeting

Ensures the accounting component of the annual budgeting process for all properties is accurate, value-adding, and is completed within the required timelines.

6. Forecasting & Reporting

Coordinates and directs the preparation of operational forecasts, administers and reviews all financial plans (Budgets and Forecasts) and compares them to actual results with a view to identify, explain, and correct variances as appropriate.

7. Year-End and Audits

Plans and manages the year-end audits, providing external auditors with the necessary documentation and support.

8. Continuous Improvement of Accounting Systems, Policies, and Procedures

Provides input into the design and implementation, as well as ensures effective communication of new company policies and procedures to site locations and the accounting function, while reviewing existing policies and procedures to estimate their effectiveness and recommend revisions to ensure continuous improvement effort.

9. Management and Development of Staff

Is directly responsible for hiring, on-the-job training, managing, and coaching of Property Accounting staff.

Any other job-related duties and/or projects that may be assigned.

Required Skills and Abilities:

  • Should demonstrate knowledge of International Financial Reporting Standards (IFRS),
  • Accounting Standards for Private Enterprises (ASPE) and CAD Generally Accepted Accounting Principles (GAAP)
  • Previous progressive experience in property accounting and the real estate industry
  • Desire and ability to take full ownership of projects and produce high-quality work
  • Highly developed interpersonal skills with a "hands-on" approach to managing the accounting function
  • Excellent written communication and presentation skills
  • Mastery of Microsoft Office Suite and project management tools in addition to
  • Working experience with an ERP system, ideally Yardi
  • Previous experience leading high-performance teams


Education and Experience:

  • A minimum of 5 years leading high-performance teams within the Property Management field
  • Bachelor's degree in a related field (Business Administration, Commerce, Finance & Accounting)
  • Must have an accounting certification (CPA).
