ABOUT THE ROLE
Innocept is seeking an experienced and results-driven Project Manager with a solid background in development and construction to assist and support the full lifecycle of our real estate development projects, from initial planning and design through to construction and final project delivery. This role is perfect for professionals with a strong technical foundation in project management and construction methodologies. You will be accountable for ensuring the timely, efficient, and cost-effective execution of projects, maintaining high-quality standards, and fostering collaborative relationships among all project stakeholders in an entrepreneurial environment.
This is a full-time opportunity, with the flexibility of being based in either our Calgary or Kelowna office and will involve occasional travel between the two locations.

THE ACCOUNTABILITIES
- Project Execution: Assist teams in managing schedules, and ensuring projects meet quality, time and budget targets.
- Financial Oversight: Develop and track project budgets, forecasts, and cost reports.
- Client & Stakeholder Relations: Build and maintain strong relationships with clients, contractors, and suppliers.
- Risk & Compliance Management: Identify risks, implement mitigation strategies, and ensure compliance with regulations and safety standards.
- Project Closeout: Support the final stages of projects, ensuring all permits, occupancy requirements, and approvals are completed.
- Tender & Contract Management: Assist with the RFP processes, manage negotiations, and ensure adherence to contract terms.
- Land Development Oversight: Ensure necessary regulatory approvals and compliance with planning and construction standards.
- Design Review: Collaborate with the Development Team to assess design feasibility and constructibility.
- Project Planning & Coordination: Support planning efforts, coordinate teams and adjust plans as necessary.
- Scope & Resource Management: Assist in defining and managing project scope, resources and timelines.
- On-Site Management: Work with the site superintendent to monitor progress and maintain schedules.
- Team Leadership & Coordination: Support cross-functional teams and ensure project execution.
- Scheduling & Planning: Help manage detailed project schedules, track milestones, and address delays.
- Contract & Vendor Management: Assist in overseeing contractor and vendor selection, ensuring compliance with contracts, and quality standards.
- Quality Assurance & Compliance: Ensure quality control through inspections and adherence to safety regulations.
- Progress Monitoring & Reporting: Track progress and provide status updates to stakeholders.
- Documentation & Permitting: Maintain project documentation and ensure compliance with all requirements.
- Stakeholder Engagement: Represent projects in meetings with clients, the community and internal teams.
YOUR STRENGTHS
- Strong communication skills, able to convey complex project details clearly across teams and ensure collaboration through both interpersonal interactions and technical writing.
- Proven ability to build strong relationships, resolve issues, and negotiate effectively.
- Highly organized and detail-oriented with the ability to manage multiple projects simultaneously.
- Self-motivated and proactive, taking initiative to drive tasks forward.
- Ability to adapt to changing priorities and meet deadlines under pressure.
- High integrity, discretion, and confidentiality in all professional dealings.
THE EXPERIENCE YOU BRING
- Undergraduate degree or post-secondary education in Construction Management, Engineering, Building Technology, or a related field, or equivalent experience.
- Minimum of 3 - 5 years of Project Management experience, with involvement in managing full-cycle development and construction projects.
- PMP, LEED, or Post-Graduate studies in Construction or Engineering will be considered an asset.
- Experience with wood frame buildings is considered an asset.
- Knowledge of land use planning, zoning, permitting, landscape architecture, municipal engineering, and construction methods.
- Experience with contract administration and negotiation.
- Proven experience in managing third-party contractors, consultants, and vendors.
- Proficient in project management software (e.g., Builder Trend, Procore, MS Project, etc.) and Microsoft Office Suite in a Mac environment.
WHAT WE OFFER
- Competitive salary $75,000 - $110,000 depending on skill set and experience.
