NYCEDC's Portfolio Management (AMPM) department within the Asset Management division manages the overall strategy for conventional and non-traditional assets across all five boroughs of New York City. The portfolio includes commercial real estate properties as well as transportation, port assets, critical infrastructure, and energy assets. As a mission-driven organization, NYCEDC targets not just economic returns but also multiple social metrics including but not limited to job creation and growing equitable neighborhoods. The overall assets are divided into multiple portfolios. The division-wide portfolio encompasses property types including those that are standard in the real estate industry (retail, commercial, industrial), port assets (NYC Cruise, rail, maritime and aviation) as well as assets particular to the public sector (public retail and wholesale markets, Broadway and non-profit theaters, and affordable industrial and commercial campuses). The department actively manages over 220 properties and over 65 million square feet at an over 95% occupancy rate.

Position Overview: The Vice President of Leasing is responsible for the lease-up of NYCEDC's directly managed industrial assets in Sunset Park. A key focus is creating, leading, and proactively implementing a vision and strategy for the lease up of MADE Bush Terminal (MADE), in alignment with NYCEDC's equitable development of Sunset Park and NYCEDC's triple bottom line approach to Asset Management. Additionally, the VP of Leasing will oversee and directly implement the leasing strategy and leasing activities at the 4 million square foot Brooklyn Army Terminal (BAT), continuing to position this asset as a crucial manufacturing and industrial hub, with a newer focus on Green Economy and Climate Innovation. The VP of Leasing will be responsible for delivering a diverse tenant mix that will contribute to the portfolio and will manage the leasing process from site showings to term sheet and lease negotiation and create and implement processes for all aspects of the leasing business. This role will report directly to the SVP, Sunset Park, and work closely with the Asset Managers for BAT and MADE to oversee the lease up of assets within the portfolio. The VP will collaborate closely with all members of the Sunset Park AMPM Team, the Lease Administration team as well as in-house and third-party marketing teams.

Essential Duties & Responsibilities:
  • Envision, develop, and implement commercial and industrial leasing strategies for MADE Bush Terminal and the Brooklyn Army Terminal, consistent with the portfolio activation strategy and EDC's triple bottom line.
  • Actively identify, target, and source new tenants that will contribute to the overall success of the campuses, delivering a robust mix of tenants that creates a thriving community of businesses.
  • Develop a strategic tenanting plan for each asset using competitive market analysis, consumer research and broad knowledge of active businesses.
  • Deliver a diverse tenant mix that will contribute to the portfolio and manage the leasing process from site showings to term sheet and lease negotiation.
  • Plan and execute industry outreach and marketing efforts to ensure high visibility of NYCEDC's assets and leasing opportunities and identify and attend industry events and other opportunities to further promote awareness of the portfolio and leasing opportunities.
  • Interface and negotiate with both new and existing/renewal tenants and third-party retail brokers. Schedule tours and tour the properties with prospective tenants and brokers.
  • Lead, train, mentor, and develop junior staff, while fostering a culture of innovation, collaboration, and professional growth.
  • Build team capabilities to support the strategic objectives of the Sunset Park team and the broader NYCEDC mission.
  • Work closely with EDC's Lease Administration team to manage the production and review of agreements and documents such as new and renewal leases and term sheets, letters of intent, settlement agreements, lease guarantees, lease commencement agreements, estoppel certificates, etc.
  • Negotiate lease transactions from proposal preparation through lease execution and manage transition into tenant coordination.
  • Develop and maintain an active prospect list and actively canvas for business development.
  • Lead internal process management, leasing tracking, and reporting including the development and presentation of regular leasing updates and leasing strategy presentations for division and senior NYCEDC leadership.
  • Work closely with EDC's property and portfolio management teams to ensure a high standard of service delivery to new and existing tenants.
  • Work with EDC's Marketing team and outside consultants on marketing and branding content, preparing website and hard copy materials that support leasing activities, and ensuring that website and brochures are up to date
  • Participate in the departmental budget process and activities related to internal reporting methods and measurements.
  • Represent NYCEDC at community and industry association events and develop relevant industry relationships.
  • Plan and implement special leasing events and activities, including industry panel discussions, open houses, and other initiatives.
  • Track international, national, regional and local relevant business statistics; expansion plans and new concept development; standard build out allowances, prototypical lease transactions and economics.
  • Other duties as assigned.

Minimum Qualifications:
  • Bachelor's degree in Business Administration, Finance, Real Estate, or other related fields
  • 7+ years of experience in commercial real estate brokerage, preferably with manufacturing and industrial experience
  • Experience with commercial real estate development, asset management, private equity, management consulting, urban planning, economic development and/or related field
  • Experience managing, including mentoring junior staff, overseeing performance, and fostering professional development.
  • Demonstrated written and verbal communication skills
  • An independent and strategic thinker with ability to structure and "sell" a plan
  • Proven project management skill set; ability to prioritize competing needs and opportunities
  • Experience with negotiation and document drafting
  • Experience with construction, property management, and working directly with property managers and tenants
  • Market research and/or appraisal experience
  • Proficiency in Microsoft Office, including Word, PowerPoint and Excel
  • NYS Broker's license is preferred
  • New York City residence is required within 180 days of hire


Salary Range

$130,000-$135,000 USD
