Description:

Westminster Communities of Florida is hiring for a Sr. Director of Maintenance. This position is in Orlando, FL, requires extensive travel within Florida and reports to the Sr. Vice President of Operations.

In this role, the Senior Director of Maintenance will oversee and lead the maintenance strategy and operations for multiple communities within the organization. The Senior Director of Maintenance will drive continuous improvement, implement preventive maintenance programs, and ensure compliance with safety and regulatory standards across all sites.

Strategic Leadership & Oversight:

  • Develop and implement a comprehensive multi-site preventative maintenance strategy in alignment with organizational goals.
  • Supervise the Westminster line of service - maintenance team.
  • Lead, mentor, and advise community Maintenance Directors, managers, supervisors, and technicians. This is not a direct line supervision.
  • Establish performance metrics, goals, and benchmarks for maintenance teams across all locations. Audit performance to these standards.
  • Collaborate with supervisor, RVP's and community leadership to ensure maintenance strategies align with broader business objectives.


Operational Excellence:

  • Support the Maintenance Directors daily across multiple communities to ensure facilities, machinery, and equipment are operating efficiently and safely using manufacturer recommendations, standardization and best practices.
  • Manage the maintenance of all assets, ensuring equipment uptime and reliability, and minimizing downtime.
  • Ensure the implementation and execution of preventive maintenance programs to reduce emergency repairs and prolong the lifespan of equipment.


Budgeting & Cost Control:

  • Support maintenance directors in managing annual community maintenance budgets, including capital expenditures, labor costs, and equipment/materials expenses.
    • Evaluate and recommend cost-effective solutions to maintain operational efficiency and reduce maintenance-related costs.
    • Monitor maintenance performance against budget and propose adjustments where necessary.


Health, Safety and Compliance:

  • Ensure compliance with all local, state, and federal safety, environmental, and regulatory standards related to maintenance operations.
  • Lead safety initiatives, conduct regular safety audits, and ensure that all maintenance teams are properly trained on safety procedures.
  • Stay current with industry regulations and best practices, ensuring that all maintenance practices adhere to relevant laws and guidelines.


Team Development and Training

  • Develop training programs to enhance the technical and leadership skills of maintenance staff at all levels.
  • Foster a culture of continuous improvement and accountability across all maintenance teams.
  • Promote a collaborative environment where feedback, innovation, and problem-solving are encouraged and supported.


Vendor and Supply Management:

  • Establish and maintain relationships with key vendors, suppliers, and service providers to ensure high-quality and cost-effective maintenance solutions.
    • Support the Negotiation of contracts and manage service level agreements (SLAs) with external contractors and service providers.


Performance Metrics

  • Regularly track and report on key performance indicators (KPIs) related to maintenance efficiency, equipment performance, and costs.
  • Ensure performance metrics are being located and tracked and reported in MicroMain Global CMMS (Computerized Maintenance Management Systems)


Qualifications you possess:

  • BA in Engineering, Facilities Management, Operations Management, or a related field.
  • Minimum of 10-15 years of experience in maintenance management, with at least 5 years in a leadership role overseeing multiple sites or locations.
  • Proven experience managing large, diverse maintenance teams and implementing strategic initiatives to drive operational efficiency.
  • Strong knowledge of maintenance management systems, CMMS (Computerized Maintenance Management Systems), and other related software.
  • Experience with State and local codes and AHCA authorities having jurisdiction.
  • Experience in budgeting, cost control, and vendor management.
  • Experience in HealthCare or Senior Living Systems a plus
