Job Description

  • Enforce and maintain the use of internal Business Management Systems and bespoke company delivery methodologies and tools in the Office to ensure consistent delivery of best practice for Clients and the company.
  • Develop high level estimates by translating prospect scope and main components of conceptual designs.
  • Prepare detailed cost estimates by analyzing plans and specifications and performing quantity take-offs for select trades utilizing specialized software that has been customized for company use.
  • Review scopes of work to assess any redundancies in the design process and recommend ways to reduce costs.
  • Develop RFP documentation for projects to assess contractor interest in projects and manage the contractor RFP process.
  • Qualify and level contractor proposals according to project specifics.
  • Continually market the company and look for future opportunities to grow the business.
  • Interact with clients, architects, and engineers to understand and incorporate project objectives, schedules, permits, costs, etc.
  • Assist with negotiating project costs with contractors and sub-contractors.
  • Assist in the production of bid documents and prepare bid analysis report.
  • Evaluate cost proposals, change orders and claim requests.
  • Create and maintain unit rates for each construction element.
  • Provide cost plans and estimates for each construction phase and update accordingly at appropriate construction milestones.
  • Ensure that post-contract cost variances are managed effectively.
  • Prepare and deliver monthly cost reports.
  • Assist in the preparation and agreement of final accounts.
  • Compile as-built estimate records for benchmarking purposes.
  • Conduct background research and benchmarking against historical data.
  • Analyze project performance metrics to ensure accordance with budgetary restrictions.

Commercial Manager or any other job title performing all listed job duties.

Qualifications

EDUCATION AND EXPERIENCE REQUIREMENT: Requires a Bachelor's degree in Project Management and 5 years of experience in the job offered or 5 years of experience in the Related Occupation.
