The Portfolio Manager leads the operations, strategy, and performance of a portfolio of residential properties-all located in Oakland, CA. You'll oversee on-site teams, drive leasing and financial results, and ensure smooth, consistent execution across the board. This is a full-time, exempt, on-site role based in Oakland.

Summary
The Portfolio Manager leads the operations, strategy, and performance of a portfolio of residential properties-all located in Oakland, CA. You'll oversee on-site teams, drive leasing and financial results, and ensure smooth, consistent execution across the board. This is a full-time, exempt, on-site role based in Oakland.
Responsibilities
Leadership & Operations
- Lead daily operations and long-term strategy for your assigned Oakland portfolio
- Supervise and develop Pod teams (Property Managers, Assistant Managers, and Resident Managers)
- Maintain regular communication with owners regarding operations and financials
- Ensure compliance with fair housing laws, OSHA, and company policies
- Hire, train, support, and evaluate on-site staff
Resident Experience & Leasing
- Drive leasing, occupancy, and resident satisfaction results
- Be the final escalation point for resident concerns
Financial Performance
- Build and manage property budgets, track financial performance, and explain variances
- Collaborate on rent pricing, marketing strategies, and quarterly market reviews
Property Readiness & Compliance
- Launch new properties: onboard vendors, learn systems, and ensure a top-tier first impression
- Ensure timely rent-ready turns and uphold quality standards
- Minimum 3-5 years of experience in residential property management
- Proven success leading multi-site teams and operations
- Financial fluency: comfortable with budgets, reports, and data-driven decisions
- Strong leadership and team development skills
- Detail-oriented with excellent time management
- Proficient in Excel, Google Sheets, and property tech platforms
- Deep understanding of (or eagerness to learn) the Oakland market
- Available on weekends for staffing needs or emergencies
- On-site role based in Oakland, CA
- Daily presence required at the Oakland office and/or assigned properties
- Reports to: Regional Manager

- Base Salary: $100,000-$110,000 annually, based on experience and portfolio scope
- Performance Bonus: 5-10% annual bonus potential tied to portfolio performance and individual contributions
