Ferguson is actively hiring for a Senor Real Estate Transaction Specialist to join our Corporate Real Estate Team!

As a Senior Transaction Specialist in Real Estate & Facilities, you will optimize our network of over 1,500 locations spanning 47 million square feet, managing complex transactions such as acquisitions, dispositions, leasing, and renewals. Your role will involve ensuring financial accuracy, regulatory compliance, and driving portfolio optimization through strategic real estate decisions. You'll collaborate with internal teams and external partners, negotiate favorable terms, and conduct financial analyses to guide decision-making. Additionally, you'll mentor junior staff, promote standard methodologies, and monitor key performance metrics. With your expertise in real estate transactions and project management, you will play a critical role in enhancing our real estate operations and supporting business growth.

This will be a Hybrid role based out of Newport News, VA, in accordance with the Ferguson Flex schedule; 3 days office / 2 days remote. However, more in office time may be required initially for onboarding and training.

Key responsibilities
  • Manage complex real estate transactions: Including acquisitions, dispositions, leasing, and renewals, to align with strategic goals and portfolio optimization while improving value and minimizing risk.
  • Handles a wide range of financial transactions, ensuring accuracy and adherence to procedures.
  • Ensures transactions follow relevant regulations and internal policies, including SOX controls.
  • Resolves complex customer issues and escalates them when necessary.
  • Maintains accurate and up-to-date records of transactions and related documentation.
  • May be involved in identifying and implementing process improvements to enhance efficiency and accuracy.
  • May coach and train junior staff on transaction processing procedures.
  • Builds and maintains relationships with internal partners and clients.
  • May analyze transaction data to identify trends and areas for improvement.
  • Partner with internal teams (Legal, Finance, Design, Project Management, Facilities Management) to ensure seamless transaction execution and compliance.
  • Negotiate terms and conditions of real estate agreements, ensuring alignment with business objectives and risk mitigation strategies.
  • Conduct in-depth financial analyses, including pro forma modeling, scenario planning, and return-on-investment (ROI) calculations, to guide decision-making.
  • Monitor criticaldeadlines, and deliverables associated with transactions to ensure project success.
  • Provide leadership with regular updates on transaction progress, risks, outcomes, and financial impacts.
  • Promote standard methodologies and a positive, engaging culture within the Real Estate and Facilities team.
  • Set and monitor Service Level Agreements (SLAs) and Key Performance Indicators (KPIs), incorporating metrics like Net Promoter Score (NPS).
  • Build and maintain a network of high-quality partners through Master Services Agreements.
  • Collaborate with Legal and Sourcing teams to secure favorable terms in business contracts.
  • Drive customer satisfaction and project performance, fostering strong relationships with external partners.


Preferred skills and experience
  • 7+ years of experience in real estate transaction management, with a focus on leasing and portfolio optimization.
  • Demonstrated success in managing large-scale transactions across diverse asset types.
  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field (Master's preferred).
  • Deep understanding of real estate transaction processes, market dynamics, and financial principles.
  • Exceptional negotiation skills with the ability to manage high-value, complex transactions.
  • Strong analytical and problem-solving abilities, with expertise in financial modeling and data analysis.
  • Excellent project management skills, including the ability to manage multiple priorities and meet tight deadlines.
  • Strong interpersonal and communication skills to build relationships and effectively present to partners.
  • Proficiency in real estate management software and tools
  • Willingness to travel as needed to support transaction activities.

Pay Range:

$6,374.70 - $10,450.00

Estimated Ranges displayed are Monthly for Salaried roles OR Hourly for all other roles.

This role is Bonus or Incentive Plan eligible.
