Responsibilities

As a Technical Facilities Manager with Hines, you will:

  • Make adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines.
  • Maintain operation logs, files and inspection logs specific to the property.
  • Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines.
  • Maintain ethical, professional, and courteous relations with contractors and tenants.
  • Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.
  • Demonstrate full competency in all current Hines and property emergency procedures including but not limited to:
    • Assist with directing building occupants with evacuations
    • Assist with bomb searches
    • Assist with life safety system alarms
    • Assist emergency authorities and response teams
  • Adhere to all Hines and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
  • Utilize fire alarm and life safety systems at assigned property and make adjustments as needed.
  • Actively participate in required training activities and seminars.
  • Handle the administration and management of all activities related to interior and exterior maintenance, cleaning, and client service requests, including proper insurance certificates are on file for all vendors working on site.
  • Manage all client service requests and communication to requestor and business unit manager. Ensure requests are processed correctly, properly recorded in the work order system, and completed in a timely basis.
  • Support all project and move managers for construction and move projects including the provision for freight elevator scheduling, construction cleaning, file clean-outs, and move box delivery.
  • Assist in support of special events planned by others in on-site dining, training, and meeting rooms.
  • Inspect all facilities, identify discrepancies, and coordinate repairs.
  • Provide information and direct input in major fiscal activities, including budget preparation, financial planning and variance analysis. Provide economic justification for expenses including bidding of large purchase and/or price evaluation.
  • Assist in developing annual budgets and monthly variance reporting for the site.

Other Duties
  • FM & Engineering vendor management. (Scheduling, oversite, budgeting, purchase orders, invoicing, onboarding, confirming work is completed to Hines standards).
  • Prism management. (Scheduling, WO ticket creation and close out for client, PM ticket management).
  • Manage ABM matron. (Cleaning duties, reactive cleaning, ordering supplies).
  • Provide assistance when required.
  • Engineering reporting. (PM completion, WAR reports, equipment validation).
  • Building inspections. (Cover building rounds of critical equipment for building engineer. Inspect the entire interior & exterior of facility per FM responsibilities = cleanliness, fire extinguishers, signage, plumbing fixtures, lighting, signage, landscaping, exterior sprinklers, freeze protection inspections, doors & hardware, Hangar Door, exterior ramp, roof, flooring, hand sanitizing stations, soap & paper towel dispensers, ceiling tiles. Amenities inspections.)


Qualifications

Minimum Requirements include:

  • Bachelor's degree from an accredited institution in business administration, facilities management, or engineering preferred or 10 years' relevant experience.
  • Three or more years of related real estate/facilities work experience.
  • Supervisory experience strongly preferred.
  • P&L responsibility and budgetary experience.
  • Work nights, weekends and holidays when required.
  • Compensation: $118,500 - $162,800
