Role & Responsibilities
- Evaluate development opportunities. Create reports related to zoning, site planning, and overall project budget and timeline.
- Manage due diligence process. Obtain third party reports related to environmental, geotech, and utilities.
- Oversee concept design and evaluate sites for different development options and building types.
- Assist in securing all required entitlements and approvals needed.
- Oversee design team and ensure deadlines are met and design meets owners' requirements for the development.
- Review civil, engineering, architectural and design plans to drive quality and cost effectiveness.
- Contract and coordinate all consultants needed during the design/documentation phase.
- Coordinate interior finish selections and track related submittals throughout construction.
- Assist with general contractor selection process including writing RFP and evaluating bids.
- Manage value engineering process including evaluating opportunities and coordinating implementation.
- Manage design team throughout construction process and ensure all information is provided in a timely manner.
- Monitor construction process including regular site visits.
- Review RFIs and Submittals to ensure information meets owners' requirements for the development.
- Evaluate and negotiate any cost events with the construction provider.
- Track project costs including subcontract buyout and change events.
- Assist in project close out, including punch-list process and municipality approval of escrowed sitework
