Position Overview
The Director/Manager - Land Entitlements and Planning will be responsible for managing all aspects of the land approval process from acquisition to land/lot closings to include the engineering approvals and permitting follow through.

The Director/Manager - Land Entitlements and Planning will be responsible for managing all aspects of the land approval process from acquisition to land/lot closings to include the engineering approvals and permitting follow through.

Reports to VP Land Acquisitions
Duties and Responsibilities:
- Manages all aspects of land entitlement, planning, engineering approvals and permits.
- Coordinates the Preliminary Project Planning process across all disciplines
- Provide land planning support to acquisitions for all feasibility/inspection periods.
- Ensure accurate and timely information is communicated to sales and constructions.
- Participate with other operational team members in the discussion/decision of company initiatives
- Act as liaison between sales, government authorities, consulting teams and contractors.
- Obtain development approvals by working with multi-disciplined consultant teams and government authorities.
- Preparation and management of schedules associated with the entitlement process.
- Work jointly with the land development, legal and construction group in the review, design and evaluation of all land planning activities.
- Engage and manage third party reports including surveys, Geotech, environmental wetlands mitigation.
- Drive the legal process of obtaining approvals for development plans
- Create and manage relationships with governmental agencies
- Preparation of and negotiating municipal annexation, rezoning and development agreements.
- Review and approve subcontractors and consultants progress billings
- Review and negotiate subcontract change order requests and provide recommendation for approval or denial.
- Provide updates and cost impact to budget due to change orders.
- Work with land acquisition team on feasibility analysis of new projects preparing cost estimates and value engineering plans for new projects.
Qualifications/Education
- Minimum bachelor's degree. Minimum of 5-7 years previous related experience preferably with site development.
- Prior residential homebuilding experience or engineering experience working with a homebuilder or land development a plus.
- Excellent communication and negotiation skills.
- Must have valid driver's license
