Job description:

You are the reason customers say "Wow! Look at this library!" when they walk in our doors. You look out for the health and wellness of our buildings and outdoor spaces. You take pride to make sure our buildings and grounds are gorgeous, clean, and in good repair. From the minute our customers enter the parking lot to their last views as they exit the lobby, our facilities provide a warm, safe, and beautiful place for curious minds.

You manage a team of Building Doctors and the preventative maintenance schedule to ensure our buildings are in tip-top shape. You are methodical about the repair of our buildings; you walk the floors daily to identify any maintenance issues. You understand our facilities backwards and forwards, down to the creak in the floor.

  • You do your rounds daily on our properties - picking up trash and identifying needs such as landscape issues, security issues, and building enhancements. Curb appeal is a priority in making our buildings welcoming and safe.
  • You develop positive relationships with our staff, managers, contractors and vendors, including our mechanical, electrical and plumbing contractors, HVAC, landscapers, snow removal contractors, alarm and heating/cooling systems vendors.
  • You have a working knowledge of our Building Automated Systems including Lighting & HVAC
  • You are an excellent communicator and collaborator.
  • You ensure a clean, safe environment on those snowy Colorado days by checking that our snow removal contractors have met your standards and by taking charge of any touch ups of customer walkways throughout the day.
  • You are the wizard of emergency maintenance, the "stuff happens" fix it person; when the pipes break, roofs leak and bathrooms flood you are the one that will get the call to come save the day.
  • You are an explorer of facilities problems at the branches, assigning open requests to the team, you follow up on open facilities tickets, and have a flexible attitude as building priorities shift.
  • You demonstrate excellent communication skills with staff/managers, district leadership, vendors, and customers.
  • You are a genius at developing, deploying and maintaining all preventative maintenance schedules for the district's facilities.
  • You have a mind for safety. You ensure our buildings are in safe repair and follow safety guidelines as you perform repairs. You know when you should call in a team member to help with heavy lifting or touch repairs at the branch. In addition, being a safe and courteous driver is your priority when driving district vehicles.
  • You are responsible for acceptance of new buildings, receiving training on and responsible for compliance with all operations and maintenance requirements for District's facilities (existing and new and future) including LEED conformance.
  • You maintain and keep records of all attic stock, documentation for all buildings and systems, management of access control/keying system, and ordering of facilities related supplies.
  • You lend a hand for maintenance projects as needed.
  • You have great ideas to share on district committees.

Do you have what it takes?
  • You have 5+ years of facilities or construction field management.
  • You have a Bachelor's degree, preferably in engineering and/or construction management, or an equivalent of seven years of construction management experience.
  • You have strong knowledge and skills in the construction trades and facilities infrastructure including: power and control wiring, commercial plumbing and irrigation, HVAC, carpentry, drywall repair and painting, door and window hardware and hand tools.
  • Knowledge of geothermal and photo voltaic systems preferred.
  • Computer literacy with MS Office proficiency preferred.
  • Excellent written and verbal communication skills are required with ability to manage multiple projects simultaneously, prioritize effectively, adapt flexibly to changing priorities, and meet deadlines within a high-speed environment.
  • You have a good driving record and strong sense of responsibility.
  • You have a take-charge attitude; you take the initiative to get things accomplished.
  • You are up for a physically demanding job. You will climb ladders, move heavy equipment, and need an overall high stamina to make repairs and maintain our buildings.
