Location: The University of Akron - Campus Housing (Anticipated)
Compensation: $80,000.00 - $90,000.00 per year and a comprehensive benefits package
FLSA Status: Exempt
Position Summary
The Director of Operations (Anticipated Opening) is responsible for oversight of facilities, summer conference operations and front desk operations. This position will lead the COCM team in an anticipated partnership with the University of Akron. This role focuses on maintaining high standards of service, safety, and efficiency through the implementation of maintenance plans, coordination of capital improvement projects, conference operations, and development of operational best practices. The Director of Operations will collaborate with university personnel, service vendors, facilities and administrative staff to carry out operations.

Responsibilities Include:
Collaboration & Compliance
- Partner with university departments to support staff training and incident reporting.
- Ensure alignment with university and COCM policies and procedures.
Conference Operations
- Collaborate with university departments to promote and execute conference programs.
- Manage all aspects of conference contracting, billing, and payment collection.
- Coordinate residential room assignments and reservations for conference participants.
- Oversee the logistics of move-in and move-out processes for all conferences.
Emergency and Safety Planning
- Implement and manage emergency response protocols aligned with university safety procedures.
- Coordinate and participate in after-hours response coverage for facilities-related incidents and emergencies.
Facilities Management
- Develop and manage a comprehensive preventative maintenance and capital improvement plan
- Regularly assess building conditions and recommend long-term facility enhancements.
- Ensure all systems (HVAC, electrical, plumbing, etc.) and operations follow local, state, and federal codes.
- Oversee daily upkeep and cleaning of shared spaces (lobbies, stairwells, hallways, etc.).
- Coordinate routine pest control, trash, and recycling services
- Ensure operational functionality and maintenance of security camera systems.
- Lead the summer turn process for academic and summer guest transitions.
Front Desk & Community Operations
- Oversee front desk operations across residential communities, including staff scheduling, training, and office management.
- Manage mail and package distribution systems
- Supervise community card access systems, key control, and inventory.
Operations Oversight
- Review and audit work orders for completion, quality, and efficiency.
- Monitor maintenance trends and develop proactive solutions.
- Maintain and update operation manuals and preventive maintenance documentation.
- Enforce compliance with service standards and operational procedures.
Staffing & Supervision
- Recruit, train, and supervise facilities and front desk staff.
- Promote a student-centered approach to facility services and support.
- Foster a culture of accountability, responsiveness, and service excellence.
Vendor & Budget Management
- Oversee relationships with contractors and service vendors.
- Develop and manage annual operating and capital budgets.
- Prepare and present financial and maintenance reports.
Additional Duties
- Perform other duties as assigned in support of operations and the campus housing experience.
Qualifications

- Bachelor's degree required.
- Minimum of 7 years of experience in student housing, facilities management, or property management, preferably in a higher education environment.
- Demonstrated experience with capital project planning and implementation, maintenance reporting, and budget management
- Strong knowledge of building systems (HVAC, electrical, plumbing, etc.).
- Demonstrate proficiency in verbal communication
- Possess strong customer service skills
- Ability to analyze data to inform operations and maintenance planning.
- Experience with leadership and supervision of facilities and administrative staff.
- Proficiency with Microsoft Office, work order systems, and property management software.
- Excellent attention to detail and organizational skills
- Ability to manage multiple priorities.
