JOB SUMMARY:
The Regional Maintenance Supervisor will be responsible for overseeing the daily operations of
maintenance and maintenance teams for multiple communities. The Regional Maintenance Supervisor should expect to travel frequently between communities to ensure the success, effectiveness, and safety of all maintenance departments within the region.
JOB DUTIES include but are not limited to the following:
The Regional Maintenance Supervisor will be responsible for overseeing the daily operations of
maintenance and maintenance teams for multiple communities. The Regional Maintenance Supervisor should expect to travel frequently between communities to ensure the success, effectiveness, and safety of all maintenance departments within the region.
JOB DUTIES include but are not limited to the following:
- Perform quarterly property audits on all properties within region. Copy Regional Manager and Property on report and findings. Establish follow up dates and schedules in ensure compliance.
- Improve the effectiveness and efficiencies of all maintenance departments within the region.
- Improve bench strength for all maintenance positions through excellent leadership, training,
inspections, and mentoring. - Participate in renovation coordination between the operations team, Owner, and Contractor as
required. - Oversee implementation and follow up on performance of preventive maintenance
programs. Monitor tracking system for the documentation of preventive maintenance
program. Suggest improvements or additions as needed. - Manage "Quality Control Process" that guarantees all maintenance request items are carried
out as per Client service standards. - Utilize Property Management software to manage work orders effectively; entering WO's,
preparing WO summary reports, and managing maintenance staff accordingly, to ensure that all
WO's are addressed in a timely and cost-effective manner. - Maintain knowledge of the operation and maintenance of all mechanical and emergency
systems within managed buildings. - Maintain emergency action plan readiness with staff by conducting routine drills.
- Evaluate significant maintenance trends for purchasing and training.
- Manage personnel objectives and activities through goal setting, communication and
performance reviews along with participating in departmental and individual education and
training. - Respond appropriately to "after hours" calls, analyze, and follow SOP for resolution.
- Attend regularly scheduled staff meetings.
- Evaluate key policy compliance and monitor key control policies throughout region. Make
written recommendations as to conditions and compliance issues. - Review on-going "problematic" maintenance matters affecting tenant satisfaction and resolve.
- Implement and monitor maintenance policies, EPA, OSHA and Hazcom regulations and requirements.
- Ensure compliance with Safety Management plans and required documentation.
- Coordinate Power Buying program with vendors and on-site associates. Obtain new vendors and
bids as needed to ensure best practices and pricing for region. Track compliance and make
recommendations accordingly. - Analyze cost control evaluations, inventory management, and work order trends. Make
recommendations accordingly. - Develop and implement cost savings or value-added services, products, and services.
- Coordinate technical training that meets the needs of the maintenance associates and provide classroom instruction as required.
- Assist and support Service Managers with resources, training, policies, and information.
- Assist Regional Manager in the development of annual budgets in regard to maintenance items,
preventive maintenance budgets, other required expenses related to the operation and
maintenance of the properties. - Assist in the maintenance and operation of equipment used on site (example: sub meters,
access gates, alarms, etc.). - Provide monthly correspondence to Regional Managers summarizing status of projects and
related items. - Make recommendations to improve on safety/liability policies and practices.
- Communicate with Regional Managers as to the status of property issues and needed
improvements. - Assist Regional Managers, Community Managers and Service Managers in troubleshooting
equipment/situations/warranty issues. - Provide hands on assistance as needed to facilitate repairs.
- Provide technical support and research as needed to assist in troubleshooting.
- Assist in recruiting for all maintenance positions. Provide final interview of all Service Managers.
- Assist Facilities Management, Regional Managers, Community Managers and Service Managers
in the bidding/estimating of small capital items and operational issues that arise, as assigned. Review bids: establish scope of work and/or bid packages accordingly. Provide on-site supervision as needed on small capital projects/repairs.

JOB REQUIREMENTS:
Minimum of five years' experience as on-site Maintenance Supervisor or equivalent; preferably with multi-site experience. Excellent technical skills in all aspects of apartment maintenance, including but not limited to HVAC (central power plant and split central), plumbing, electrical (single and three phase), appliances, carpentry, roofing, and preventive maintenance.- Minimum of five years' experience managing maintenance departments during REAC and HUD inspections.
- Strong administrative and organizational skills.
- Strong time management skills and the ability to prioritize wisely.
- Strong customer service orientation.
- Computer skills, including Word, Excel, and Outlook.
- Travel within the region to properties as necessary in order to complete the job functions.
- Some travel outside of the region may be required.
- Valid driver's license is required.
- Position requires individuals to furnish their own vehicle to fulfill all job functions.
- Must be EPA and CPO certified.
This is a 100% remote position with regular travel required. The regions currently covered include:
Upstate South Carolina: Greenville, Spartanburg, and Rock Hill
North Carolina: Charlotte, Raleigh, Durham, Wake Forest, and Mooresville
Florida: Pensacola
Please note that these regions are subject to change or expansion as needed.
The portfolio currently consists of 11 properties, supported by a team of 18-20 maintenance personnel who will report directly to this position.
Position Details:
Employment Type: Full-time, salary-based
Work Hours: Candidate must clock in and out daily upon arrival at each site
Travel Requirements: Expense reports are required for reimbursement of travel-related costs (hotel and meals only)
Upon permanent hire:
Hourly Rate: $42.21
Car Allowance: $500/month
Cell Phone Allowance: $100/month
