Position Summary:
Hillwood is seeking a Property Manager to join our growing national industrial property management team based in Dallas, TX. This individual will provide centralized oversight of a regional portfolio of industrial properties, with a strong focus on day-to-day operations and tenant service. The role requires a self-starter with strong organizational skills, the ability to work independently, and cohesively across departments and respective market regions. Candidate should have a willingness to travel, as many assets are located outside the DFW area. Industrial property management experience is preferred.

Position Summary:
Hillwood is seeking a Property Manager to join our growing national industrial property management team based in Dallas, TX. Responsibilities:
Operations:
- Respond to all tenant inquiries and service requests in a timely and professional manner.
- Conduct routine property inspections to prevent or identify any problems or risks.
- Schedule and oversee routine building repair and maintenance services (e.g. landscaping, fire systems, etc.).
- Perform comprehensive monthly building reviews.
- Ensure compliance with codes, regulations and governmental agency directives in the different U.S. Markets (local, state and federal codes).
- Collaborate with regional teams to competitively bid service contracts, which may include:
- Landscape and irrigation maintenance
- Snow removal
- Trash removal
- Window washing
- Fire sprinkler and pump testing
- Roof inspections
- Monitor vendor performance and service quality, address issues when they arise.
- Respond to after-hours emergency calls and coordinate appropriate contractors to dispatch.
- Attend final shell and tenant improvements (TI) punch list walk with General Contractor and Development Director (travel required, as needed).
Administration:
- Coordinate with third party management teams on buildings.
- Review, abstract, and manage lease compliance and tenant obligations.
- Partner with legal counsel to address defaults and collection efforts, when necessary.
- Schedule and manage an 11-month warranty walk with the General Contractor and ensure items are addressed prior to warranty expiration.
- Assist in creating and implementing tenant retention programs.
Accounting:
- Review monthly accounts receivable (A/R) reports and manage collections.
- Collaborate with the accounting team to develop and prepare annual operating budgets for each building.
- Calculate and invoice operating expense recoveries.
- Review and approve all invoices relating to the operations of the property.
- Coordinator with internal and external tax teams on property tax assessments, audits, and appeals.
- Partner with development teams to recover billings for applicable TI overages.
Acquisitions/Dispositions:
- Team support in acquisition/disposition related activities, including:
- Due Diligence
- Building Inspections
- Tenant Interviews
- Lease Review
Required Skills and Abilities:
- Strong customer service orientation with the ability to manage tenant relationships.
- Consistent demonstration of a high level of professional demeanor, integrity, and ethics.
- Excellent verbal and written communication skills, with the ability to craft compelling investor materials.
- Highly organized, detail-oriented, and capable of handling sensitive and confidential information.
- Working knowledge of accounting and budgeting software preferred, Yardi, MRI, JDEdwards and Kardin.
- Strong understanding of building mechanical systems and building construction preferred.
- Ability to forecast and budget for property expenses and discuss yearly expense reconciliations with the customer.
- Proficient in MS Office applications.
Education and Experience:
- Bachelor's Degree preferred, not required
- 5-7 years of Commercial Property Management experience required.
- 2-3+ years specifically managing Industrial or warehouse assets strongly preferred.
- Proven ability to build and maintain positive tenant and customer relationships.
- Experience with property management accounting required.
- CPM or RPA a plus.
