Minimum Skills or Experience Requirements
- Understanding of CSI, Masterformat, and Uniformat
- Proficiency in Microsoft Office
- Bachelor's degree with 5+ years of experience in an estimating role within commercial construction
- Field/operations experience is a plus
- Demonstrated career progression in commercial construction estimating
- Familiarity with software tools such as BuildingConnected, Destini Estimator, ProEst, and/or HCSS
- Strong hard bid and conceptual estimating skills
- Ability to independently develop complete estimates
Primary Job Functions
- Analyze contract documents (isometric, as-built, engineering drawings) and specifications for medium to large hard bid/lump sum and CM projects
- Take ownership of medium to large estimates or components of larger bids
- Finalize cost estimates, including labor, materials, equipment, overhead, and profit margins
- Identify project risks, including reviewing addenda for scope changes
- Establish and manage pursuit schedules for estimates and proposals
- Complete quantity take-offs for labor, equipment, and materials
- Develop detailed self-perform estimates independently
- Identify and communicate with appropriate trade contractors for pricing and RFPs
- Conduct scope review meetings and maintain subcontractor relationships
- Collaborate with field supervisors and project management on site logistics and execution plans
- Monitor current pricing trends for materials and equipment
- Prepare final bid documents and ensure timely client submission
- Support GMP and design-build pursuits with conceptual take-offs
- Review and ensure quality of work from estimating team members
- Generate RFIs for review
- Help develop cost strategies to meet client budget goals
- Mentor and develop junior estimators
- Support estimating efforts across multiple office locations

- Solid understanding of bid prep fundamentals: quantity takeoffs, trade contractor procurement, pricing, bid closing
- Highly accurate, organized, and detail-oriented
- Creative, solution-driven mindset
- Excellent communication skills (written and verbal)
- Experience leading pursuits up to $15M across delivery models: hard bid/lump sum, CM/cost reimbursable, and/or design-build
Physical Requirements
- Ability to sit, stand, and walk for extended periods
- Capable of lifting and moving at least 10 pounds
- Frequent use of computer and related office equipment
- Clear verbal communication and comprehension skills
